The plot measures approx. 315 m². The three-family house has a built-up area of approx. 83.17 m², a covered entrance area with an adjacent laundry room or covered terrace on the first floor (approx. 22.75 m²), a garage of approx. 55.8 m² and a parking space of approx. 40.42 m². There is no development plan for this plot, so structural extensions or the construction of an additional dwelling are possible.
Furthermore, a registered building encumbrance on the plot allows for the construction of an additional building right up to the boundary of the neighboring plot.
The house was built in 1955 with stone walls. The ceiling from the basement to the ground floor is made of concrete. The ceiling from the ground floor to the first floor and from the first floor to the attic consists of wooden beams. In 1958, the residence was extended with an annex (terrace, laundry room, vestibule).
In 1958, dormers were added in the attic—one each in the bedroom, living room, and kitchen/dining area.
The residence is in good condition considering its age. It has been well maintained over the years and is therefore not “run down”. However, some minor repairs are necessary. As far as we can see, the wooden beam structure is very well preserved.
On the ground floor and first floor, there is one 2 1/2-room apartment each, with a kitchen including a dining area, a bathroom, a living room, a bedroom, and a small storage room.
Both apartments have approx. 61.22 m² of living space and can be used separately or rented out. The first-floor apartment features a covered terrace with an area of approx. 22.75 m² that can be arranged in a cozy manner. The apartment on the first floor is currently being renovated. The entire electrical system is being completely renewed and the walls are being repapered. The tiled backsplash is also being redone. The renovation work is now complete. Laminate flooring has been installed throughout the apartment, and the kitchen is equipped with a fitted kitchen.
The ground-floor apartment was modernized in 1985. The hallway and kitchen/dining area were tiled; the living room received a real wood finish; laminate flooring was laid in the bedroom; and all rooms were fitted with a wooden ceiling. The entire electrical system was renewed in 1985. The shower/WC was newly tiled in 2021, with the shower tray and hand basin replaced.
On both the ground floor and first floor, heating pipes were installed in every room in 1985 along with a radiator in each room. The windows were also renewed.
The attic space has been designated as an apartment with a floor area of approx. 40.42 m² on the floor plan since 1955 and can, after renovation work and the installation of electricity, heating, and sanitary systems, be used or rented out as a fully functional residential unit.
The garage was newly built in 1983 and has an area of approx. 55 m². Its floor was tiled at that time. In 2021 the ceiling was newly insulated, clad with drywall, and repainted. At the same time, the electrical system and the fuse box were renewed. Due to the garage’s size, it is an ideal retreat for hobbyists.
The house is located in Rettigheim, a community of just under 900 residents. It is a beautiful and quiet residential area surrounded by forest and vineyards. Within a few minutes’ walk you can enjoy the nearby forest.
Rettigheim features a bakery and a small grocery store, both reachable on foot in less than 5 minutes.
In just a few minutes you can reach Rauenberg, Wiesloch, or Östringen, where additional shops for daily needs are located. In the neighboring municipality of Rauenberg, there is direct motorway access to the A6/A5.
In 2022/23, the entire street and sidewalk were renovated. In this context, fiber optic cables were installed in the street. It is expected that by the end of 2025, high-speed internet via this fiber network will be available.
My partner and I had planned to renovate and modernize the property ourselves and then rent it out. I am now 66 years old, and frankly, the project is growing beyond my capabilities. As a homeowner, there is always work to be done. Normally, this is also an enjoyable process—but unfortunately, due to health reasons, I can no longer manage all the small details.

Please note that I am not a construction expert but an amateur. All statements and information have been provided to the best of our layperson’s knowledge.
Advantages of the Property:
The property offers several advantages. Since it is a multi-family house with 3 apartments (approx. 40.84 m² and approx. 61.22 m² of living space), the apartments can be rented out. The ground-floor and first-floor apartments are already prepared for rental, while the attic apartment requires some renovation before it can be rented.
