House for sale • 385 m² without real estate, Hesse

The house, newly built in 2017, combines the highest standards of energy efficiency (KfW 40 Plus / Effizienzhaus Plus or Passivhaus Plus) and comfort with modern cubist architecture – often also referred to as Bauhaus style.
The house is very spacious and also features an in-law apartment with its own kitchen and bathroom, as well as a roomy double garage. In total, there are more than 12 rooms, 4 bathrooms, and additional utility spaces. In almost all living areas, there are floor-to-ceiling large windows that are configured as doors which can be fully opened. Great care has been taken to ensure uniformity with the flooring. Throughout the entire house a single oak parquet floor is installed (the only exception being the basement, which has a high-quality laminate floor), and in all bathrooms and utility areas a uniform tiled floor is used. All floor coverings are permanently adhered. The garden and the surrounding nature are best enjoyed either from one of the terraces or, with a particularly extensive view, from the more than 70 m² roof terrace.
Layout:
When entering the house on the upper floor, the very spacious feeling immediately becomes apparent through the high ceilings (2.70 m) and doors (2.30 m) as well as the wide corridors. On this floor there are four roughly equally sized multipurpose rooms (for example, children’s rooms/home office), all with floor-to-ceiling windows and measuring between 17 m² and 20 m², three of them offering a view of the woods. The large entrance area and a cloakroom fitted with built-in wardrobes, as well as a bathroom with shower, bathtub, toilet, and double washbasin, are also located on this floor.
An open staircase leads to the second floor, which has been constructed as a terraced floor and therefore features a large roof terrace area (over a 70 m² roof terrace). In the interior, the first floor contains the parental area, meaning a bedroom, a dressing room, and a large bathroom (including, among other things, a freestanding bathtub and a large rain shower). From the bedroom, there is not only direct access to the roof terrace but also a dreamlike view directly from the bed onto the adjacent forest – for this reason the parapet that usually encloses the roof terrace in front of the bedroom has been replaced by glass, thus providing an unobstructed view. By doubling the floor-ceiling between the first and second floors, a level, step-free transition between the interior spaces and the roof terrace has been achieved. In addition to the bedroom, the roof terrace can also be accessed via the bathroom and from the stairway (allowing guests to reach the roof terrace without entering the private areas).
From the first floor, one can descend via the stairs to the ground floor – the garden level. There, an open area with living and dining rooms as well as an open kitchen (approximately 73 m² in total) is located. Behind the open kitchen is a separate dishwashing kitchen. Also on this level is a smaller room that can be used well as a guest room or office, as well as a guest toilet with an additional shower and a small storage room. Through the large 7-meter-wide window front in the living room, one gains access to the main terrace (approximately 4.5 x 9 m) and the garden.
One floor lower is the basement which houses an in-law apartment consisting of two rooms, a shower bathroom, and a single kitchen. Also in the basement is a large fitness room (35 m²), which can be partitioned, the utility room with washing machine connections, a cellar room, and the house connection room. The in-law apartment also features floor-to-ceiling windows with a balcony door and its own terrace in front of the living area.
Located between Staatspark Fürstenlager and Schloss Schönberg, this villa sits on a quiet dead-end street, surrounded by abundant nature with high recreational value. From the house, you can see the wooded area belonging to the property as well as the surrounding fields and horse paddocks. Hiking, mountain biking, and long walks can be started right from the front door – without any additional travel.
The house is heated by a modern heat pump and is equipped with the latest home technology.
