On the outskirts of Grasbrunn, in an extremely quiet setting with a lovingly landscaped garden, stands the bungalow built in 1967 in the architectural style of the 1960s. Here, coziness, spaciousness, and quality come together. Over the years, numerous renovations have been carried out. The result is a very well-maintained atmosphere that combines comfort with classic substance. Thanks to the generous layout and large window areas, the house appears light-filled and spacious.
The indoor and outdoor areas flow seamlessly into each other. From the large living room, you can access the covered terrace that leads along the south side of the house into the overgrown garden.
Layout:
From an inviting entrance area, you reach two children’s and/or study rooms and a guest WC with a shower. Then, two steps lead into the light-filled living and dining area with a fireplace and a low surrounding mantel and window sill. Through a floor-to-ceiling fitted cupboard with a pass-through, you enter the fully equipped kitchen, which includes an adjoining pantry and an exit to the garden. In the rear living area, there is the entrance to the master bedroom with an adjoining master bathroom. The connection to the basement, which houses the laundry and technical room, is located in the kitchen.
In the lower area, it is additionally possible to rent fully livable space. These rooms, besides the new modern bathroom, feature a lowered exterior area with large windows.
Directly adjacent to the house is a 25‑square-meter garage as well as a parking space. The garden surrounds the house. The view of the main entrance is shielded by a large, old magnolia, a weeping birch, and a blood plum. Lilac and flowering shrubs delight the eye, while fruit trees such as apple, pear, mirabelle, plum, and cherry invite you to harvest. The entire property is bordered by a high hedge that ensures complete privacy.
The ground floor is equipped with radiators, while in the basement, during renovations a few years ago, underfloor heating was installed. The low-pressure oil boiler was inspected in 2024 and found to be fully functional. The decision for a new system will be made as soon as the municipality determines the future heating supply for Grasbrunn.
Rent:
3250 euros excluding additional costs
plus 70 euros for the garage and parking space
Additional costs: A prepayment of 100 euros, which will be settled according to actual usage (covering the house’s insurances, property tax, etc.).
Costs for oil, water, waste, and electricity, which are paid separately by consumption, are billed directly by the respective suppliers and are not included in the additional costs mentioned above.
The town of Grasbrunn is located in a belt of forest, ideal for extended walks, running, cycling tours, mushroom hunting during the summer, and even cross-country skiing in the winter! The house is situated at the end of a cul-de-sac with an unobstructed view of meadows and forests.
The connection to downtown Munich is provided via the A99 and A94 motorways or by bus (the stop is 3 minutes away) and S-Bahn. Several daycares and after-school care centers are located in the town itself, while kindergarten and primary school can be found in neighboring Neukeferloh; secondary schools such as high schools or Hauptschule are in Haar, the Rudolf Steiner School in Daglfing, or the Montessori School in Niederseeon.
Numerous youth clubs, a large sports field, a golf club, and riding stables are located nearby. In town, there is an inviting farm shop with a small café. Supermarkets, pharmacies, and other shops are available in the neighboring communities.
Grasbrunn is also in an optimal location for trips to the nearby Steinsee and Chiemsee, or even to Austria and Italy.
No expense was spared when selecting the materials used: the entrance stairs are presented in travertine, while the outdoor parking area and entrance path are finished in porphyry. A masterfully laid marble floor carries you through the spacious foyer into the living room, where you will find light travertine in the fireplace and dining area—a striking contrast to the black fireplace bench made of Norwegian quartzite. The living area is inviting with dark strip parquet flooring. All the other rooms are fitted with light parquet flooring, and one children’s room has new carpet. In the basement, Botticino marble is laid throughout. The materials in the upper bathrooms are styled in the fashion of the 1960s; however, they have been adapted and renewed in terms of functionality and are very well maintained. The bathroom in the basement features a walk-in shower and was renovated a few years ago. All flooring is low-maintenance, with the parquet and marble being embedded.
The newly installed insulation in the attic, the underfloor heating in the basement, and the originally insulated façade all contribute to a building envelope that ensures a cozily warm atmosphere in every room.
The kitchen features a breakfast bar, with the worktop and shelves in marble and the cooking and wet area in stainless steel. The highlight is the pantry, which provides much-needed storage space.
