Flat to rent 1 bedroom • 77 m² without real estate, Rhineland-Palatinate
, Rhineland-PalatinatePublic transport less than a minute of walking • ParkingIn the picturesque town of Piesport, one of the largest wine-growing communities along the Moselle, a modern multi-family house is being built on an area of approximately 765 m² that impresses both architecturally and sustainably. The rectangular building stands out for its clear and straightforward architectural language, which underscores its modern design. On two full floors as well as an intermediate level, a total of eight high-quality residential units will be created.
The apartments, with living areas ranging from about 62 m² to 94 m², offer generous terraces on the ground floor, extra-wide balconies on the upper floors, and roof terraces in the penthouse units. Large window fronts and balconies oriented to the southeast ensure not only an impressive view of the surrounding vineyards but also a light-flooded atmosphere.
A central elevator provides convenient, barrier-free access to the residential units. In addition, the building has a basement that offers residents not only individual storage rooms but also a central laundry and drying room, as well as a spacious bicycle storage area. The latter can be easily reached via the generously sized elevator, which, besides transporting bicycles, is also suitable for stretcher or non-ambulatory patient transport.
The covered entrance area houses the weather-protected mailboxes and the video intercom system. For the residents’ convenience, ten parking spaces are located right in front of the building. All parking spaces are equipped, in accordance with the Building Electromobility Infrastructure Act (GEIG), with appropriate connections for electric vehicles.
For this project, a sustainability certification has been applied for at an accredited certification body in order to obtain the “Sustainable Building” (NH) quality seal. This emphasizes the building’s ambition to be exemplary not only in terms of architecture but also in ecological and energy aspects.
Piesport is an idyllic community in the Bernkastel-Wittlich district of Rhineland-Palatinate and is one of the largest wine-growing communities along the Moselle. To cater to its roughly 2,300 residents, the town features a supermarket, a bakery and butcher shop, as well as post office and bank branches. For larger purchases, the neighboring town of Bernkastel-Kues is easily accessible. Medical care is ensured through local general practitioners and dental practices, while specialized treatments are offered at the nearby hospital in Bernkastel-Kues. Although Piesport does not have its own secondary school, there are good connections to schools in Bernkastel-Kues. In addition to a primary school, Piesport provides a local kindergarten for early childhood care. Overall, Piesport offers a high quality of life with good infrastructure and is particularly suitable for families and older people.
The multi-family house is heated in an environmentally friendly way by a modern air heat pump, which, in combination with the exceptionally well-insulated, airtight building envelope, ensures low heating costs. Highly thermally insulating windows with triple glazing and a thermal-bridge-free construction significantly contribute to minimizing energy consumption. A controlled supply and exhaust ventilation system with heat recovery provides fresh, pleasant air in all living areas throughout the year without wasting energy.
The extensively greened flat roof, commonly known as a “green roof,” contributes to a more pleasant indoor climate in the building while simultaneously helping to reduce energy costs for heating and air conditioning. The layer of plants also acts as a natural protection for the roof sealing against weather influences and UV radiation.
Large windows and a clear ceiling height of approximately 2.56 meters create bright, light-filled living areas. The exterior shading of the windows is ensured by motorized horizontal louvres. These not only protect against direct sunlight but also help keep the heat out in summer and in during winter.
The bicycle room, located in the basement, offers a dry and secure space for storing bicycles. With a depth of 2.10 meters, the elevator cab provides ample space to ensure the effortless transport of bicycles to the basement.
The wall surfaces in all living areas will be finished with a neutral kraft paper wallpaper of medium texture and painted white. The ceiling surfaces will receive a light coat of paint. Within the apartments, the floors in all living areas are laid with vinyl panels featuring a wood effect. The bathrooms will have a tiled finish. White interior doors harmonize with the modern room concept, and the kitchens come pre-installed.
Due to the airtight building envelope, vented tumble dryers are not suitable. Instead, condensation or heat pump dryers must be used, as these do not exhaust air to the outside and therefore do not compromise the building's energy efficiency.
