We are offering for sale our beautiful 3-room apartment with a converted attic studio in the Niendorf district of Timmendorfer Strand. The apartment has approximately 77 m² of living space on the upper floor plus about 27 m² in the attic. It is possible to connect both units internally via a staircase – a corresponding building permit had already been issued once.

The main lower apartment consists of a lovely, spacious living room with a sliding door to the balcony, which offers distant views of the Baltic Sea. In addition, there are two Velux roof windows in the living room as well as a connection for a fireplace stove.

Another room (which we used as a bedroom) adjacent to the living room also has access to the balcony via a balcony door.

The seaside resort of Niendorf on the Baltic Sea is part of the Timmendorfer Strand municipality and has approximately 2,700 inhabitants. The house is about 500 m from the beach and the Brodtener Steilufer. Other nature reserves, as well as the bird park and the charming Niendorf harbor, are easily accessible on foot or by bicycle. Schools, day care centers, doctors, as well as restaurants, a supermarket, and other shopping opportunities are all in the immediate vicinity, with some locations within walking distance. From the bus stop (about 100 m away) for line 40, you can easily travel up the coast towards Scharbeutz or in the opposite direction to Travemünde and further on to Lübeck. The nearest train station, Travemünde Strand, is also easily reached. By car, the apartment can be accessed via the Ratekau exit of the A1 highway, past Karls Erdbeerhof.
