House for sale • 380 m² without real estate, North Rhine-Westphalia
Welcome!
We are delighted by your interest in our property. This is a two-story timber-framed house built in 1681 in the Weser Renaissance style – a noble manor with a diverse history that makes an essential contribution to the cultural heritage of the County of Lippe. The ownership history is well documented and can still be read today, for example, by the coats of arms beside the entrance façade. The so-called Hoffmannsche Hof is, of course, under monument protection.
The manor is in very good condition. The last “major” renovation took place in 1992 on the occasion of the last change of ownership. We placed particular emphasis on energy-efficient refurbishment (insulation) of the building’s envelope in a manner that makes sense from a building physics perspective. Clay building materials and other ecological building products were used. A great deal of effort – even 33 years ago this cost a considerable amount – and attention to detail combined with modern materials are repaid every day by the intact building fabric, a healthy indoor climate, and the unique charm of the building. The functionality of the central heating system, the water supply in plastic piping, and the gas and electricity supply in accordance with current regulations is, of course, ensured. The historic spatial structure created more than 340 years ago has, with few minor exceptions, been preserved.
The available living space is hard to match in today’s times. Although it is “merely” a single-family house in type, this former manor offers countless possibilities for modern use. Would you like to live and work under the same roof? No problem with approximately 400 m² of living space and a large studio on the 2nd floor. Everything is fully connected to power, household electricity, water/sewage, and heating. In addition, a small motorized goods lift is available to make work easier when needed.
It is equally conceivable to realize multigenerational living in this beautiful timber-framed house. On the ground floor there is a separate residential unit with its own kitchen and bathroom, which can be accessed from two sides if needed, but can also be locked off. Other options are not excluded after consultation. A small, personal note: Don’t be afraid of monument protection!!!!
Do you have a large family with many children? You will find enough space here to meet all the wishes of your family members. This also includes a very spacious kitchen-dining area with direct access to your own garden, which leaves very few wishes unfulfilled and can be used very individually, depending on the time of day. Pets will definitely find plenty of room to roam and will certainly feel comfortable in this quiet residential area.
Our house is located in Lemgo Brake, the largest district of the old Hanseatic town of Lemgo. If you are not familiar with the area, please inform yourself about this beautiful, thriving city in East Westphalia-Lippe. Just this: In Lemgo Brake you will find almost everything you need for living and feeling at home with your family. But even though life in Brake is still quite in order, the major problems of our time – such as climate change and energy demand, to name a few – cannot be ignored. For example, this former manor features an e-charging station in its own carport. The installation of a high-performance PV system is not an issue from either a regulatory or construction standpoint. The central heating system is well suited for a heat pump solution and, last but not least, we have operated a waste water system for the washing machine and toilets for over 30 years.
Due to our current personal circumstances, we can no longer adequately fill this large house with life and have other plans. Therefore, it is now for sale. We wish to handle the marketing on our own. As a potential buyer, you will incur no broker’s commission, which would not be insignificant at the listed purchase price of 580,000 euros. We see it this way: You save approximately 20,000 euros in commission and can invest that sum in a modern, environmentally friendly, and money-saving heat pump. You don’t have to do this, as the gas condensing boiler works perfectly. However, it would be a sensible investment in the future.
This is intended merely as an example that you can approach this project in a variety of ways. Nevertheless, details should be discussed on-site, also with the assistance of the Lower Monument Authority of the City of Lemgo. To summarize briefly: If you are looking for a new home for yourself, your family, or even your business, want to be able to design certain things individually, value the extraordinary ambience, appreciate living in a healthy indoor climate, understand the physical properties of clay building materials, and have adapted your mindset to sustainability, then we should get to know each other and this property in person. We ask you to contact us by email.
However, if you are only curious, if several of the described aspects are not really important to you, or if, for example, you have not yet dealt with the special features of historic buildings, then we sincerely wish you the best of luck in your search for a suitable property.
Please refrain from contacting us as an agent. We greatly appreciate your professional field. Please respect our wish not to use your services. Many thanks!
