Due to the task of our project “Multigenerational House”, we are offering here a large, versatile plot with two residential buildings and outbuildings for sale.

In our surroundings, several significant changes have taken place.

This is a plot located in a mixed-use area for residential and commercial buildings in the center of the town 24616 Brokstedt/District Steinburg. It consists of several parcels and is approximately 3000 m² in size. Access is possible from two streets.

The plot is built up in the front area with a multi-family house dating from around 1904 (demolition or renovation possible), and in the rear area with a renovated multi-family house from around 1968/2022.

The old building has already been stripped down for easier inspection.

The newer building was originally the workshop hall of a carpentry business on the ground floor and storage space on the upper floor. The heating for the large apartment is provided by a gas condensing boiler from WEISHAUPT of the most modern design (hydrogen-compatible according to the installer) with the usual controls and a warm water stratified storage tank, installed in June 2022.

In the front part of the building, two apartments of approximately 95 m² each can be created. The apartment on the ground floor is in a shell condition, and the one on the upper floor can be built using a dry construction method. The heating systems (each consisting of a condensing boiler from WEISHAUPT with hot water heating, underfloor heating manifold, and a towel radiator) are already in operation and were also approved in June 2022.

Each apartment has its own electricity and gas meter, there is a main water meter and three individual apartment water meters, and a fiber optic connection with cable TV is distributed to each apartment. The electrical connection of the building has been renewed, and the building service cable and protection are suitable for a wallbox.

The building facade has been fitted with 10 cm insulation mats and an 11.5 cm clinker wall with an air gap has been added. In total, 30 new windows (partly with soundproof glazing) and exterior doors have been installed.

The entire roof structure of the building has been replaced; in the area of the large apartment, the insulation thickness is approximately 280 mm.

As mentioned, we are discontinuing the “Multigenerational House” project. There is still much work to be done, which is why this offer is rather aimed at professionals or ambitious craftsmen. With the right approach, this property still offers plenty of opportunities for expansion, including further development of the plot.

All construction measures have been applied for and approved.

If needed, the takeover of materials (e.g., clinker, insulation, timber), tools, and machines (mini excavator, wheel loader with forks, backhoe and concrete mixing bucket 0.8 m³, construction site truck with crane and three-sided tipper, etc.) can also be arranged.
