This Reichsbahn house was built between 1905 and 1910 by the DEUTSCHE REICHSBAHN and was intended for the station manager.
Rail operations continued until the early ’70s, after which the house passed into private ownership.
I purchased the house in 1997.
The detached house is situated on a generous plot of 819 m² (parcel number 400/4) in a mixed commercial and residential area at the old Hafenlohr station.
The construction method is the typical Reichsbahn style of the time—exterior sandstone with air-insulated joints and interior brickwork—natural, cozy, and durable.
All building materials are natural; no chemicals were used, which means there is no mold and no unpleasant odor.
The exterior dimensions of the house are 10×6 m, and the living area is listed as 90 m².
There are also two vaulted cellars; one is accessible from inside and the other from the outside.
Modernizations took place from the early to mid-'90s. These included an oil central heating system, new water pipes, new electrical installations, as well as updates to the bathroom
(including a new bathtub and toilet) and the fitted kitchen.
The heating system was installed after January 1, 1991, and features a low-pressure temperature boiler, meaning it is grandfathered in and does NOT need to be replaced (even when ownership changes).
In 1998, I added a large double carport (7×6×3.20 m) to the house. The carport is large enough to accommodate up to two vans or motorhomes side by side, and it is designed so that the roof could also serve as a base
for an expanded terrace or conservatory.
The property therefore features two covered parking spaces in the carport, in addition to another parking space in the driveway.
In 2014, triple-glazed windows and a new entrance door were added.
An energy certificate is currently being prepared.
The property has a considerable total area of 819 m²—with well over half of it undeveloped.
The undeveloped area should be put to a sensible and/or economically viable use. Due to the location in a mixed-use zone, almost anything is possible here, e.g., residential development, commercial construction, warehouse or exhibition space,
fruit and vegetable cultivation, livestock farming, or even subdividing the property and partially selling it as building land.
Maintaining it as a lawn, which requires scything four times a year, is no longer sensible for me at my age—thus the sale.
The house and land are ideally suited for young or young-at-heart people—just as I once was—who have the ideas, ambition, and willingness to roll up their sleeves and build a livelihood.
The house is ideally located in terms of transport, situated at the old Hafenlohr station, directly on the picturesque cycle path between Lohr and Marktheidenfeld (or Wertheim), along the Main River.
The municipality of Hafenlohr is currently constructing a bypass with flood protection. Once the construction work is completed (announced for 2026),
the area should become a quiet idyll, free from through traffic yet still offering all necessary amenities and located right on the Lohr-Würzburg connection.
The house is fully habitable without restrictions.
The buyer will be responsible for all notary fees, but no additional commission is charged.
A general practitioner, dentist, kindergarten, and primary school are located in the immediate vicinity, as well as a bakery.
Nearby, there is also a large playground and soccer field.
Via the paved and illuminated cycle path leading to the North Bridge, you can reach Marktheidenfeld.
There, in about 2 km, you will find various discount stores such as Aldi, Lidl, and Netto, as well as a large drugstore.
Secondary schools and many specialty shops in the town are approximately 4-5 km away.
Likewise, Marktheidenfeld’s charming old town, including the Laurenzi fair at the Main, is within walking distance.
The motorway junction A3/Marktheidenfeld is about 6 km away.
The train station in Lohr is about 20 km away and is well accessible by public transport.
The house is fully habitable without restrictions.
No repair or renovation work is necessary, though extensions, conversions, or updates can naturally be made according to your wishes.
