The location is in a quiet wooded setting with developments consisting solely of single-family homes, semi-detached houses, and villas.
One side of the plot borders a green conservation zone for animals—neighbors are at a good distance.
On the border of an adjacent plot lies a megalithic tomb (“Hünengrab”) – Charlemagne – which is a protected monument. No one will come too close there, and it will not disturb your development.
The Samtgemeinde Hollenstedt—with daycare, primary school, swimming pool, doctors, café, restaurants, and various shopping opportunities—is reachable within 15–18 minutes on foot.

Description of the small house: “2 1/2 floors inside in the original condition / wooden floors remain, other floors (screed) were replaced in 1995/1996 and finished with tiles. In the living room, approximately 4 tiles have cracked. The old walls have all been kept and reinforced with a secondary wall. Almost all of the interior corridor walls are now drywall (gypsum board).
A simple small roof with bitumen membranes. The house has no ground floor and no cellar.
Interior area is approximately 80 m², exterior dimensions are about 10.30 meters in length and about 8.20 meters in width.
Terrace is 28 m², half of which is covered. There are 2 carports.
As far as we know, you may begin renovations immediately. If needed, you could even obtain a building permit for a second small house and rent out the older little house—or opt for demolition… It’s up to you to decide.
Two small houses are already located on the street “Am Teeberg 5.” You can take a Sunday walk to view them, which is also an option for usage.
The most attractive variant is, of course, a large family home or villa, with a beautiful garden and open space for nature and the old providers of shade.
With over 2,800 m², this would likely be the best utilization ;-)
