The city of Cologne is offering the plot for a one- or two-family house development for purchase, or alternatively, as hereditary building rights (Erbbaurecht). The sale or allocation of the hereditary building rights is commission-free and will go to the highest bid.
The plot is not located within the scope of a development plan. The planning law admissibility of the project is determined in accordance with Section 34 of the Building Code. According to this, “a project is permitted if it fits into the character of the surrounding area in terms of the type and scale of use, the construction method, and the plot area to be developed.” The immediate neighboring development consists of semi-detached and detached single-family houses. Any different, and possibly higher, utilization is only possible—subject to a building law review—with the consent of the respective neighboring owner, and will result in either an adjustment of the purchase price or a modification of the hereditary building fee.

The plot is located in the Cologne-Dünnwald district. The district in the northern part of Cologne on the right bank of the Rhine enjoys good transport connections. Bus lines 155, 156, 157, 260, and 434 further enhance connections to the neighboring districts, Cologne’s city center, as well as the nearby cities of Leverkusen and Bergisch Gladbach.
The center of Dünnwald, with its daily-needs shops, is within walking distance. The area includes several daycare centers and primary schools, while additional schools can be found in the neighboring districts.
The nearby Dünnwald Forest, the wildlife park, and the adjacent forest bathing area provide opportunities for local recreation.
