This approximately 140m², 6-room maisonette apartment in 72348 Rosenfeld-Heiligenzimmern is looking for you as a new tenant starting from either August 1, 2025, or September 1, 2025. The building dates back to the 1960s, has received new roof windows in recent years, and the roof has been partially re-insulated. Additionally, one room in the attic is currently being renovated and will be finished by the time the tenant moves in. The apartment is definitely not a new build (hence the low rent), but with a little love you can turn it into a really nice retreat for the whole family.

A parking space (or, by arrangement, even two) is available right at the house. An (old) fitted kitchen is available and can be used free of charge. Of course, you are also allowed to install your own kitchen.

It is the only residential unit in the building. Apart from an (mostly unoccupied) office on the ground floor, you are completely alone in the building and can therefore enjoy your peace and quiet. You will have exclusive use of the entrance.

It would also be possible to initially rent the apartment and then purchase the entire building—including the rooms on the ground floor—starting at the end of 2026.

Cold rent: 695€

Additional costs: About 150€/month plus approximately 30€ per person (plus heating).

Naturally, the additional costs depend heavily on your personal usage (waste, water).

The heating costs (electricity/night storage heaters) are settled directly with the supplier. Depending on your heating habits, you should budget at least 200€/month. If all rooms are occupied/used daily and you are not very cautious with consumption, I would rather estimate around 350€/month.

Heiligenzimmern is a part of Rosenfeld, with its own kindergarten and primary school. In the village, there is a mill shop and two bus stops (from which buses regularly run to Rosenfeld, Haigerloch, and Balingen).
