It is an individual monument from 1602 – a former farmhouse that was converted into a rental building with five self-contained apartments. The renovation was carried out as gently as possible in order to preserve the monument in the full extent of its historical building substance, appearance, and heritage values.
The apartment is located on the 1st and 2nd attics (a duplex) and features an open gallery overlooking the living area. It is wonderfully bright and has its very own special charm. The south gable facing the courtyard has a French balcony.
Officially advertised as a 3-room apartment, it also includes a large hall that can, for example, be used as a home office, as well as the attic gallery. From the gallery, you can access the second small, cubby-like and cozy bedroom.
Furnishings
The apartment is furnished as follows:
• Kitchen in high-gloss white with stove including cooktops, dishwasher, and a freestanding fridge-freezer combination
• Mirrored cabinet in the bathroom, bathroom lights

The property is located in the historic town center of Hallstadt on a narrow side street, Bachgasse. In this area, the street is accessible only to residents, which makes it very quiet and free from through traffic.
The Mühlbach in Bachgasse always has water, and you can go up stairs to the water’s edge. There is no risk of flooding.
As a former farmhouse, the property is self-contained, meaning the courtyard is exclusively for the residents. In addition to the paved areas, there is also a courtyard garden.
Within walking distance, in just a few minutes, you can reach the shopping facilities (e.g., a bakery, butcher, supermarket) in the town center. There you will also find the market barn with its diverse cultural program.
Even more delightful is the proximity to the Main River and its valley. In hardly 10 minutes you will be surrounded by greenery, able to enjoy the open countryside. The well-known Seven Rivers Hiking Trail also passes through the area.
Hallstadt is well connected to Bamberg by bicycle. In about 15 to 20 minutes you can, for example, reach Feki, Maxplatz, or Sandstraße. Cycling to Bamberg Ost takes about 20 to 25 minutes, and it takes almost half an hour to reach Bug.
The renowned breweries (Wagner, Kemmern and Eichhorn, Dörfleins) can be reached by bicycle in approximately 15 minutes.
By car, you are only a few minutes away from the A70 motorway (exit 15 Hallstadt/Bamberg Nord/Dörfleins) or the industrial area. The center of Bamberg is about 15 minutes away.

The parking space is prepared for an electric charging station. Currently, however, no connection is available from the supplier. This can be arranged promptly afterwards.
Energy
The building was completely renovated and extended in accordance with the energy standards of a KfW Efficiency House Monument. The interior walls are finished with a purely mineral, highly effective interior insulation plaster, and heating is provided centrally via a pellet heating system. Hot water is generated decentrally using modern, modulating instantaneous water heaters.

Caretaker Service
A caretaker service takes care of the essential tasks on the outdoor areas (sweeping, snow removal, watering of the green areas upon agreement, etc.), cleans the stairwell, and maintains the pellet heating system.
