We are selling our single-family home, newly built in 2006, in an absolutely quiet and green location in Margetshöchheim.

The house is situated in Bachwiese, an especially attractive area which, thanks to its one-sided development, sunny orientation, and view of the greenery, can, with a wink, even be compared to Würzburg’s Steinbachtal.

Due to the slope of the site, we built the house as two connected building sections integrated into the hillside. This modular solution has many advantages. On the one hand, it allows for an individual use of the home, since the rooms can be adapted according to one’s life situation and needs. On the other hand, the expansive window areas ensure that the rooms are always bright and friendly with continuously pleasing vistas.

It was important to us that nearly every room has access to a sheltered outdoor area, such as a terrace or balcony.

The described design is hardly noticeable and unobtrusive from the street side. Via the large double garage, one reaches a spacious room on the floor above with access to a large terrace, which, thanks to its separate entrance, can be used as a guest apartment. Above that is the living area, which is connected to the second building section via a hallway. Here, on one level, are the main entrance with a covered terrace, one of a total of three bathrooms, a potential children’s room, and the kitchen.

An open staircase leads to the top floor of our house. Here you will find a later-added room with a magnificent view, the master bedroom, as well as a bathroom that includes a utility room and access to the upper garden level.

Many details of the house can be explained much better during a viewing, especially since there are still some surprises such as a tree house and even a garden pavilion that could possibly be used as an office.

In addition, we would like to point out that the garage area is included in the usable space. There are parking spaces for a total of three vehicles (two in a row on the right-hand side). The large terraces and balcony areas have not been included in the calculation.

Our house, in keeping with its year of construction, has been well maintained, yet there is still room for creative design.
