Commercial property for sale • 970 m² without real estate, Lower Saxony
Expose Hotel is currently in operation!
Since 1741, this elegantly appointed hotel has been welcoming guests of the monastic village. The building’s basic structure—the timber-framed walls—is even older, dating back to the time of the Cistercian monastery in Walkenried. The imposing façade was restored in a historically appropriate manner in 2019.
The two-story half-timbered building offers both guest dining rooms and hotel rooms that leave nothing to be desired. On the ground floor, there is a bright, friendly foyer featuring the sandstone cellar portal and the wine cellar from 1741, along with access to the restaurant, the large banquet hall with stage, the salon, and the lounge.
On this level, you will also find the fully equipped catering kitchen complete with a dishwashing area and a cold storage room. It comes with modern equipment such as convection ovens, a tilting frying pan, a refrigerated counter with eight compartments, dishwasher, eight gas burners, a plate warming cabinet, stainless steel work surfaces, Bain-Marie, an induction stove, etc.
The light-filled restaurant offers approximately 30 seats depending on the table arrangement and features a beautiful, fully operational bar counter system in trendy chalet style.
A highlight of the large banquet hall is the stage, which can be used for performances. With seating for up to 90 people, it is also possible to host large banquets.
The English-style salon is perfect for friendly gatherings of the hotel guests in the evening or for smaller groups.
In the cozy lounge, one can enjoy a glass of whiskey and smoke a cigar.
The 14 guest rooms on the first and second floors are accessible via a wide wooden staircase. All rooms are fully, stylishly, and modernly furnished (with new flooring, furnishings, and beds as of 2021).
On the second floor, there is also a separate apartment with a large living room, a bedroom, and a bathroom—for example, for the management—as well as two small, private guest rooms or children’s rooms.
The public areas, corridors, and rooms were comprehensively renovated and newly furnished during the COVID-19 pandemic. New, smooth floor coverings and virus-inhibiting, washable wall paints were used. The sale also includes elegant hygiene dispensers as well as a multitude of high-quality air purifiers in various output strengths adapted to the different rooms. The building is additionally equipped with a digital locking system from Burgwächter that enables contactless check-in for guests. Throughout the entire building, Wi-Fi amplifiers ensure fast internet for guests as well as for the hoteliers’ necessary computer and administrative tasks.
Guests also have access to an outdoor seating area with 30 places in front of the hotel and a charming courtyard with approximately 40 outdoor seats. The courtyard can be operated as a café during the summer months. All facilities required for café operations are already in place. Of course, for both hotel and restaurant operations as well as for running the café, the necessary TSE-compatible modern computer cash registers and pager system are also available.
The hotel offers two spacious garages as well as five parking spaces for cars. Additionally, guests can park free of charge on the quiet, secure church square directly behind the building, outside the hotel’s own parking areas.
Spacious cellar rooms provide ample space for everything not needed in everyday operations or for additional storage. Here you will find the beer refrigeration cellar, the barrel slide, and the building’s heating system. This is an economical gas condensing boiler from Vaillant, newly installed in 2021. Since this upgrade, the annual gas consumption has decreased by approximately 25%.
Annual gas consumption: 11,100 kWh
Annual electricity consumption: 12,500 kWh
Annual water consumption: 240 m³

The Monastic Village Walkenried and Its Surroundings
The municipality of Walkenried consists of the three villages Walkenried, Wieda, and Zorge, and is located in the South Harz. The village has a fully functioning infrastructure, offering residents and guests a wide range of amenities such as grocery stores, butchers, bakeries, banks, various eateries, cafés, a very popular campsite, hairdressers, beauty salons, a swimming pool, a tennis court, and more.
With over 150,000 overnight stays per year, Walkenried is one of the most successful tourist communities in the Harz region of the Göttingen District. The booming domestic tourism attracts many young, financially strong guests to Walkenried and the entire Harz area. This is evident from the diverse range of experiences available, such as the successful “Titan” suspension bridge or the newly developing Harz theme park with its spectacular “Hexenbesen” (Witch’s Broom) observation tower.
Thanks to its strategically excellent location in the heart of Germany, Walkenried is an ideal holiday destination for guests from both southern and northern Germany. Many guests from the Netherlands also travel to the relaxing, forest-rich South Harz. Guests from northern Germany can reach Walkenried via the A7 motorway and Federal Highway B 243, while those coming from the south can comfortably use the A38 into the South Harz.
Walkenried also has a train station with hourly connections to Göttingen, Erfurt, and Leipzig.
The monastic village of Walkenried is surrounded by the unique and varied karst landscape of the South Harz. Notably, unlike tourist destinations in the Upper Harz and North Harz, Walkenried still boasts intact forests. The area is characterized by a healthy mixed forest with majestic beech giants, ashes, birches, and ancient oaks.
This romantic monastic village is the ideal base for activities throughout the Harz, whether in winter or summer. From here, guests have access to several premium hiking trails, such as the “Green Belt” and the “Karst Trail.” There are hiking and cycling paths for every level of difficulty. In summer, the bathing lakes of the South Harz offer a refreshing break. Even a stroll around the many lakes in the Walkenried area is a delight for nature lovers. In the winter months, the municipality of Walkenried is a perfect destination for winter sports enthusiasts, with excursions to Bad Sachsa, Hohegeiß, or the Wurmberg in Braunlage being easily accessible. Year-round, the cultural sites and museums in the municipality’s three villages can be visited, with the UNESCO World Heritage Site Monastery Walkenried taking center stage.
