We rent out a spacious 2-room apartment at the Entenfang bus stop.

The apartment features 2 balconies. One balcony (morning sun) is accessible from the kitchen, while the other (evening sun) can be reached from one of the rooms.

The rooms are approximately 15 and 20 m² in size.

The kitchen is furnished with a kitchenette, including a stove, oven, dishwasher, and a refrigerator-freezer combination, and is already included in the rent.

The toilet is separate from the bathroom. The bathroom has a window and a bathtub. There is a washing machine connection in the bathroom. Alternatively, you can use the coin-operated washer and dryer in the basement.

Since February 2020, the building has been centrally heated by a modern, energy-efficient combined heat and power plant, and the electricity generated from the waste heat is sold to the tenants (separate electricity supply contract! – the electricity costs are detailed under "other costs": specifically, the monthly prepayment is €85 for 2 people and €70 for 1 person).

The advance payment for ancillary costs amounts to €150 for two persons and €140 for one person.

Staircase cleaning is carried out by a professional company and is already included in the ancillary costs.

The nearest shopping option is approximately 50 meters away (Penny + Nahkauf). There are further diverse shopping possibilities in the Mühlburg area (such as Bauhaus, Lidl, Aldi, Nahkauf, baker, butcher, etc.).

Additional notes: non-smokers only, minimum rental period of 1 year, proof of income or parental guarantee is required, and pets (dogs, cats) are not desired.
