House for sale 6+1 • 230 m² without real estate, Schleswig-Holstein

It is a large semi‑detached house spread over 4 floors, built in 1911. It is located right in the heart of Reinfeld, directly at and offering a panoramic view of the Herrenteich, and features a beautifully maintained garden.

The living area is modestly stated at 230 m². However, the basement/ground floor, terraces, balconies, and stairs have not been included. The ceiling heights are mostly around 3 meters, with approximately 210 cm in the basement.

Overall, the house is in very good condition. Only the basement, which we hardly use, could benefit from renovation. The sale is due to our age, as the house has become too large for us.

The following maintenance work has been carried out by us:

1. The entire driveway and access to the house and garden were redone most recently in 2011.

2. Garage door replaced in 2009 and garage roof in 2015.

3. Front balcony roof above the entrance replaced in 2024.

4. Granite step and staircase to the front door installed in 1999.

5. All railings at the front and back replaced in 2015/16.

6. The outdoor areas were redesigned and the old trees in the front and back removed at the end of the 1990s. All property boundary fences have been renewed, most recently in 2016.

7. The front and rear facades were renewed in spring 2019; the side wall (exposed to the weather) in 2016, with all gutters replaced and the roof inspected and repaired.

8. The terrace was paved with bankirai wood in 2010.

9. All windows have been replaced – high‑quality metal on the exterior and wood on the interior with double glazing. The large window fronts on the top and bottom facing the garden feature integrated insulation; the lower ones are electrically operated, and the window handles in the basement are lockable. A new awning was added during 2008, 2009, and 2012, with all window sills renewed on the exterior.

10. In the attic, new Velux windows were installed in 2014, and the flat roof over the garden above the office was redone in 2014.

11. The side door to the garden was replaced in 2013.

12. A new bathroom with underfloor and wall heating was installed in 2014, followed by comprehensive interior renovations in 2015 – including new carpet flooring, rough plaster in the staircase, among other improvements.

13. A new gas heating system was installed in September 2020.

The semi‑detached house is located in a prime area of Reinfeld – right by the Herrenteich and simultaneously in the center of town. In addition to the leisure facilities at the lake, a variety of shops can be reached on foot.

Reinfeld, with its 8,900 inhabitants, boasts a well‑developed infrastructure. Various shopping opportunities, numerous dining options, doctors’ offices, banks, kindergartens, schools, and sports clubs are all situated in the immediate vicinity.

From the Herrenteich, you can explore the surrounding nature by boat, bicycle, or on foot.

An excellent train connection to Hamburg and Lübeck is a major advantage. Reinfeld is connected to the HVV network, making it very popular with commuters, as the station is integrated into the Hamburg Transport Network. During the day, trains run at half‑hourly intervals, reaching Lübeck in 10 minutes or Hamburg Central Station in 30 minutes. The station is just a 750‑meter walk from the house.

The A1 motorway can be reached in just a few minutes, ensuring a fast commute to Hamburg, Lübeck, or the Baltic Sea.

The Immanuel Kant School in Reinfeld offers all school-leaving qualifications as a comprehensive school, complementing the Matthias Claudius Elementary School.
