Welcome home! Our single-family house is solidly built (Poroton blocks), equipped with contemporary insulation, brick cladding, and is available on short notice. We have always maintained and continuously cared for the house. The last major maintenance work was the replacement of the gas heating system with an efficient air/heat pump in March 2023. The front door faces east and is surrounded by a small front garden and two maple trees.

From the hallway behind the front door, you first turn right into the guest toilet and immediately beside it into the dining room, straight ahead into the cozy living room (spread over two levels), and left into the spacious kitchen. Adjacent to the kitchen is a glass-covered terrace. There you have a sheltered outdoor seating area to dine or grill while enjoying the fresh air—ideal in spring and autumn when you want to sit outdoors protected, yet the open terrace is still a bit “cool.”

A focal point in the hallway is, in addition to the wooden staircase with metal rods leading upward, the front side of the stylish tiled stove with its door for loading fuel. The tiled stove spans three rooms—kitchen, hallway, and living room—and forms a central element of the ground floor’s living space design, providing cozy warmth on cold days as an additional heating source.

From the living room, a glass extension leads south to the garden. On one hand, it offers an unobstructed view of the garden area, and on the other, it creates the impression of sitting directly in the garden. In the evenings, when it is dark, the activated garden lighting imparts depth to the entire rear property—you’re not just looking into darkness, but into a lit garden. To the right of the glass extension, a door leads outside onto the spacious terrace, which is partially covered. Here you can relax in the sun or, on very hot days, find shade under the canopy.

The house is completely basemented with two-thirds of the basement rooms finished as living areas. The floors in the basement are tiled and the walls and ceilings are plastered. In the basement, you will also find an additional shower, the pre-installation for a sauna, and another toilet. The utility room has connections for a washing machine and dryer, as well as a small work kitchen. On the west side of the house, there is an attached garage with a wall-box, offering space for one car. An additional staircase from the garage leads to the basement, and at the rear there is a door to the house’s terrace.

The house is situated in a quiet area on the upper edge of Brüggen’s town center, in a cul-de-sac with a total of 6 houses and exclusively local traffic. In a five-minute walk, you can reach the general practitioner center, the bus station, several grocery stores, and drugstores. The town center or the Schwalm nature reserve with its extensive walking and hiking opportunities are also just a few minutes away.

Brüggen, a castle community with approximately 16,000 residents, is located in the far west near the Dutch border, right in the middle of the Schwalm-Nette Nature Park. From Brüggen, Holland is only about 5 km away—a distance that can easily be covered by bicycle or enjoyed on extended hiking or cycling tours through the vast border forest with its many natural beauties. The living area features a white-painted wooden beam ceiling that creates a cozy atmosphere in the living and dining room. The centrally located tiled stove adds cozy warmth on cold days. The wooden windows are painted white.

The security system, which safeguards the building’s exterior, deters intruders and protects the house during periods of absence. The system can also be activated from the bedroom at night, providing a sense of security even while you sleep.

The house is equipped with a fiber-optic connection and an internal network with two routers, as well as WLAN access. In the garage, there is a wall-box with an 11 kW charging capacity.

There are two water circuits installed in the house—one for drinking water and one for utility water sourced from the rainwater cistern in the garden. This system, for example, supplies the toilet flushes. All water pipes are made of stainless steel rather than copper. The walk-in closet in the master bedroom and the two bathrooms on the upper floor add to the personal comfort.

In March 2023, a new air/heat pump was installed.
