The foundation slab and the exterior walls (approx. 24 cm thick) are cast in waterproof concrete up to the underside of the ceiling. All staircases and entrance platforms are made of reinforced concrete. The inner shell of the exterior walls is constructed from 24 cm Poroton blocks, approx. 6 cm of stone wool insulation, a 4 cm air gap, and high-quality ceramic clinker bricks.
In 2012, the entire attic was gutted and newly insulated with approx. 25 cm of stone wool according to passive house standards. Almost all windows (Wirus and Velux) were replaced in accordance with passive house standards, including granite window sills. The sanitary fixtures in the children’s bathroom were also renewed. The finished basement area is equipped with Kermi radiators and has a floating screed. Heating is provided by a Remeha gas condensing boiler installed in December 2021, with separate metering circuits for underfloor heating, the swimming pool, and radiators.
Adjacent to the heating room is an Ospa water treatment plant for nearly odorless, chemical-free pool water processing using salt tablets, the Menerga dehumidification-heating and ventilation system for the swimming hall, and a powerful Osna water pump for garden irrigation. For garden watering, there are garden socket outlets and water connections.
The entire ground floor is finished with white tiles, most of which are equipped with underfloor heating.
The guest WC (with urinal), the WC, the shower in the sauna area, and the children’s bathroom are tiled up to the ceiling.
In the swimming hall, a special plaster with a vapor barrier has been applied to manage moisture and acoustics.
The white sanitary fixtures are from Geberit/Renova, the taps from Grohe, and the bathtubs/showers from Kaldewei. In the master bathroom, double washbasins, WC, and bidet from Villeroy & Boch (type Hommage) are installed.
The electrical installation with plastic conduits features switches from Jung and a video intercom system from Balkom. To avoid electromagnetic smog, most rooms have gigabit network connections and the bedrooms have an automatic network shutdown.
A quiet Panasonic air conditioning system is installed in the bedroom.
Option: If further space is required, it is possible to additionally purchase the left half of the house (approx. 158 m² living area, oversized garage, and large garden) for use as a single or two-family house.
