House for sale 7+1 • 153 m² without real estateAm Bollenberg 21, , North Rhine-Westphalia
Am Bollenberg 21, , North Rhine-WestphaliaPublic transport 2 minutes of walking • Parking • GarageThe single-family house with a pitched roof and dormers is detached, featuring a garage and a rear, single-story extension with a flat roof, and to the right another large garage – which serves as the base for a large sun terrace. The building has a full basement.
Due to the flexible possibilities for adapting the usage of the rooms, the property is attractive both for families that are growing and for those that are downsizing.
The single-family house is divided into two living units:
• The living unit on the ground floor (GF) includes an entrance hall with a built-in wardrobe, a shower toilet with shower (renovated in 2023), a living room composed of two areas with a large passage, and a combined living kitchen with an exit into a small corridor that leads to two rooms (bedroom, guest room). The exit from the small corridor opens onto the large sun terrace.
• The living unit on the upper floor (OF) is accessible via the staircase and comprises an entrance hall, a WC/bathroom, a living room and a bedroom, as well as a living kitchen.
The basement (UG) is accessible via both an interior and an exterior staircase and the two garages.
In the basement there are:
– A spacious basement corridor, shower and washbasin, garage, utility room with sink and WC, a small hobby room, boiler room, tank room, and a large drying room with a mural and bar, with an exit to the exterior staircase, to the large garage, and to the potato cellar.
The large sun terrace is on the same level as the balcony and the rear path. From it, a staircase leads into the garden. To the right of the staircase there is a rainwater cistern.
From the garden, a staircase leads onto the flat roof of the extension. This roof area of 41.6 m² gross is intended as an expansion reserve for the upper living unit, for example for a conservatory. (Since the flat roof lacks a parapet, access is not permitted.)
Because of the hillside situation, there is sunlight on large areas of the garden from morning until evening, making it possible to grow fruit and berries – in particularly sunny years even figs ripen. A large raised bed is available for growing fresh kitchen herbs. A small garden pond provides a habitat for amphibians. A 230 V/50Hz power connection is available, and there is a small shed for garden tools. Two composters allow for the easy decomposition of garden and kitchen waste.
The single-family house is located in a cul-de-sac facing southwest in the Haaner Bachtal area.
In the ground floor living unit, the flooring consists of carpet, the kitchen has laminate flooring, as does the large bedroom, while the small corridor and the WC/shower are tiled. The ceilings in the rooms are smoothly plastered and, in the two annexed rooms, clad with white wood panels. The walls are wallpapered, with the living room featuring a textured plaster finish. The windows are insulated and double-glazed in plastic frames, as is the exterior door to the terrace. The room doors are made of oak solid wood veneer, some with leaded glass.
In the upper floor living unit, the flooring consists of PVC, and the WC/bath is tiled. The ceilings are smoothly plastered. The walls are wallpapered, and the windows are insulated and double-glazed, except for one window in the kitchen and one in the bath.
The interior staircase to the upper floor is executed in robust, light terrazzo, with walls finished in textured plaster and a ceiling clad with wood panels.
The basement floors are as follows: the basement corridor, shower, boiler room, and utility room are tiled; the drying room is finished with a screed of smooth cement; the hobby room has wooden floorboards covered with PVC; and the garages have smooth cement flooring.
The oil heating system Vitola 100 VC1 with Vitotronic 150 KB1 (1997) provides the necessary warmth. The oil tank, which holds 5,000 liters, is located in the tank room.
Hot water is provided in each living unit by electric instantaneous water heaters.
A gas connection is available, although it is currently not in use.
Telephone and cable connections, as well as a satellite dish, are available.
The roof was renovated in 1999, using Nelskamp clay roof tiles in edelengobe black. The roof gutters and downspouts are made of copper. The surfaces of the dormer walls are clad in natural slate.
The exterior walls were renovated in 2022: they have been covered with a fabric and coated with GERULAN® AlchemillaPerl (old white).
The exterior staircase and the paving along the path to the house entrance are executed in exposed aggregate concrete. Along the street-facing sections, the basement facades are finished with fine wash plaster (with rubble) and remain permanently without paint.
The garage driveways are paved with grey, full-bond concrete pavers.
