First, a central heating system had to be installed in the old building, and underfloor heating in the 46 m² apartment. Later, the roof was re-covered and insulated glass windows were installed. It has been rented from the beginning until today. There are three furnished apartments with 46 m², 55 m², and 76 m², as well as a workshop with storage rooms of 46 m², a double garage with a lifting platform of 30 m², and under the garage an additional 30 m² attic space, which is now used as a parts storage for my vehicles, garden tools, furniture storage, and fitness equipment. In 2019, a gas condensing system with a hot water storage tank was installed and the ceiling of the top floor was insulated.
In 2020/21, the facade was then insulated with Multipor WAP 80 mm (not styrofoam), which now results in a final energy demand of 41.00 kWh/(m²*a) and an energy efficiency class of A.
In 2021, a 10 kW solar system was added, which saves the owner considerable electricity costs.
The property is situated on a slope with unobstructed views to the south. On the street side, there are only three windows, so the street noise does not cause any disturbance.
The city center, shopping facilities, bus stop, school, and kindergarten are all within walking distance.
