Property Description
If you are seeking proximity to the Baltic Sea beaches combined with a peaceful location in the heart of Western Pomerania, then you have come to the right place.
The property for sale has been renovated with a lot of expertise and love. The use of natural materials forms the basis for the sustainable renovation of this historic building, combined with modern comfort.
The building, constructed in 1846 and offering a total living area of 317 m², is extremely well-maintained and has been modernized in parts over the years.
On the ground floor, the first residential unit (approx. 93 m²) is currently used for private living and was last renovated in 2025. The wooden floorboards combined with a ceiling height of 3.25 m give the apartment a special charm. The stone-clinker construction, in combination with the half-stone interior clay plaster, creates a very pleasant indoor climate.
The second residential unit on the ground floor (approx. 78 m²) with a separate entrance, kitchen, bathroom and WC still requires renovation. It is excellently suited for rental as a holiday apartment.
The heart of the renovation is on the first upper floor with a living area of 137 m². The partition walls as well as the recesses were removed, the oak half-timbering was inspected, sandblasted, and the existing air-dried clay bricks were reconditioned and rebuilt in the original traditional style using clay mortar.
All partition walls on the first upper floor received a water-heated wall heating system. In the study, additional electric heating loops were installed in the wall and floor areas for a connection, e.g. to photovoltaic systems.
All suspended ceilings were opened up, the beam structure inspected and cleaned. The renovated floor received intermediate insulation, a sound insulation underlay, as well as a water-heated underfloor heating system. Three new Velux roof windows were installed on the southwest side with electric drives and electric roller shutters. The pleasant room heights of 2.7 m, the insulation of the roof slopes with STEICO insulation, and the exposed clay-plastered walls create a very pleasant indoor climate both in summer and winter.
In the vaulted cellar is the oil heating installed in 2002. The remainder of the cellar can be used as a year-round cold storage.
Currently, the property offers the potential for the construction of a second building with the possibility of a separate connection to the public road network.
The generous plot invites you to relax. Looking out over the meltwater valley, you can see the castle and church towers of the neighboring village, inspiring daydreams. This is an ideal place to fully enjoy the surrounding nature with family or friends. The property also offers plenty of room for individual design.
Fruit trees are present in the existing garden area. Additionally, the space can be extended and utilized according to individual ideas.
Your new home is located in a wonderfully beautiful and quiet semi-rural setting.
You will find schools, kindergartens, doctors, supermarkets, retail, service and craft businesses, sports clubs and restaurants in the roughly 1,000-inhabitant village or in the nearby towns of Demmin, Jarmen, and Greifswald.
These can be reached by car as well as by public transport.
Thanks to the nearby highway, Berlin and Hamburg are accessible within two hours. The Baltic Sea beaches of Usedom can be reached within one hour and offer open space and relaxation.
