House for sale 5+kk • 154 m² without real estate, Lower Saxony
, Lower SaxonyPublic transport 2 minutes of walking • Parking • GarageThe country house with outbuildings, located in the outer area of Moorweg (Samtgemeinde Esens), was rebuilt from 2004 to 2006 following an almost complete demolition of the original buildings, which date back to around 1880. Most recently, part of the house was modernized again in 2024, including the installation of a new bathroom in the attic.
The house offers 5 1/2 rooms. The bathrooms are located on the attic and ground floor. A modern living concept connects the kitchen with the living and dining areas. You can access the attic via a staircase leading to a gallery equipped with built-in shelves, which can, for example, be used as a living area or an open office.
Additionally, the attic features a large bedroom with a walk-in dressing room, a bathroom, and another small room with a large roof window. On the ground floor, there is a spacious living room, a kitchenette, a pantry, and a utility room with a sink.
At the heart of the house is the kitchen with its open dining area, from which you also access one of the terraces and the garden. The ground floor has gray-blue tiled floors, while the attic boasts solid wood boards. The bathroom features large-format light gray tiles, and the master bedroom has a light gray lacquered solid wood floor.
The country house is heated by a modern air-to-water heat pump (built in 2021). A residential ventilation system with heat recovery further reduces your energy consumption while ensuring consistently clean and fresh air in the house year-round. The generous photovoltaic system, with over 20 kW capacity on both roof sides and a 10 kW battery storage unit, is also only a few years old (built in 2021 – storage warranty valid until 2041).
The small sewage treatment plant was renewed in 2023 and comes with a long-term operating permit valid for another 12 years. All windows in the main house are fitted with double-glazed insulating glass. An energy certificate with efficiency class A is available. The operating and ancillary costs for the house are very economical. There are possibilities for rainwater use for garden irrigation.
Internet: VDSL 100 with an effective speed of 70 Mbit/s.
A natural gas connection is in principle available, though not active.
The approach to the country house (approximately 300 m) is via a gravel field road. Garbage collection takes place on the main road, and mail is delivered directly to the house.
The country house features a chimney and an outdoor air connection for an external combustion stove. However, the currently installed stove insert is not functional and would need to be replaced to be put into operation. The ground floor is largely equipped with underfloor heating, while the other rooms and the attic are heated by conventional hot-water convection radiators. All roof windows (Velux – white) come with external shading, and in the bedrooms there are additional high-quality blackout blinds.
The large outbuilding provides ample usable space on two floors (approximately 80 m²) and is built in solid construction—also energetically excellent—with triple-glazed windows. It is currently available for storage purposes. An integrated small garage with an electric door drive offers additional space, for example, for large garden equipment such as a lawn tractor or bicycles.
The house is surrounded by a long-maintained and landscaped, very large garden. Here you will find a pond, numerous seating areas, as well as various fruit trees and berry bushes. The garden is further extended by a large meadow that could be used in various ways, and depending on the type of animal, keeping livestock there would certainly be possible.
Included in the purchase price is the photovoltaic system with energy storage, as well as the fitted kitchen. Additional items such as the kitchenette or large garden equipment can be purchased inexpensively if needed.
Everyday shops, banks, a pharmacy, a snack bar, a restaurant, and an ice cream parlor can be found approximately 2 km away in Blomberg. Two bus stops with connections to Esens or Westerholt are within approximately 500 m and are within walking distance.
