Although this is a new construction, natural surfaces give the house character – oak wood parquet flooring, custom-made windowsills by a carpenter from finger-jointed oak, windowsills made of marble and granite, custom-made glass doors, natural stone cladding made of quartzite, and a lime plaster that optimizes the indoor climate – all natural materials inviting to be touched and combining modern living comfort with health, ecology, and sustainability. The modern design features clean lines, subtle colors, and showcases functionality and design. The timeless floor coverings harmonize perfectly with the underfloor heating. Energy costs are astonishingly low thanks to the energy-efficient construction (36.5 cm thick Poroton brick masonry). A great deal has been invested in intelligent equipment to save resources in the long term. Cooking becomes an experience: Special emphasis has been placed on the kitchen as the focal point of the home. It fits excellently as a connecting element between the living area and the evergreen garden. There are both a study and relaxation areas so that one can avoid each other if desired; the particularly quiet rooms are excellently suited for yoga and meditation. Cooking is an experience in every season as one can gaze into the evergreen garden (about 80% of the planting remains lusciously green year-round, with the exceptions being the oil willow, silver willow, ball-leaved oak, locust, and the sequoia). The covered terrace is equipped with a radiant heater and an outdoor fireplace, making it possible to enjoy a private lounge area all year round. Since we otherwise spend several months abroad both privately and professionally, the property is designed for long absences – an aspect that was taken into account during planning. This includes, among other things:

No shoveling snow or sweeping is necessary since the sidewalk ends in front of our property.
The building complex is located in a second-row position at the edge of the village. Next to the property’s garden is almost immediately the edge of a field that leads directly into nature. It is an ideal starting point for families, recreational athletes, and dog owners who appreciate short distances and do not want through traffic.
Göllheim is a central community and also the seat of the collective municipality administration with extensive infrastructure and its own highway connection.
Supermarkets (Wasgau, Aldi, Netto) are located directly in the village and can be reached on foot. The same goes for doctors, a pharmacy, a veterinarian, a drugstore (Rossmann), bakeries, butchers, savings banks, Volksbank, restaurants, snack bars, a stationery store with a postal acceptance point, a fitness and wellness center, extensive sports facilities, and the senior residence. There is also a library, a museum, and a bowling alley. In addition, there are over 20 clubs.

The building complex consists of the new residential building (built in 2013) and the adjoining hall section on the east side, which dates from the 1970s and was completely refurbished starting in 2016. This renovated east hall measures 78.98 m², which includes a combined utility and toilet room of 6.16 m².
Another ancillary building on the west side, which may be used for residential purposes, is currently used as a storage room. Adjacent to this are two garages, one of which has an electric door. In addition, there is the three-sided closed carport, which with an equipped door can become the third garage. This building part also dates from the 1970s and has a total usable area of approximately 144 m².
