One enters the house over three steps (the owners temporarily gave up the possibility of adding a wheelchair ramp here, as the house and property can be accessed barrier-free via the terrace).
On the ground floor there is:
- the entrance hall (8.88 m²), from which one also has internal access to the basement,
- the spacious living room with fireplace (26.01 m²),
- the large combined living kitchen with dining area in the bay window (20.76 m²),
- a recently modernized barrier-free shower room,
- one room (12.80 m²) which is used alternatively as an office or a bedroom,
- the boiler room (1.87 m²) equipped with a gas heating system, condensing technology (see § 72 of the Building Energy Act) with a water storage.
From the entrance hall one reaches the upper floor via a solid wood staircase. There, right at the head of the stairs in the hallway, is the hatch with folding ladder leading to the attic space (Spitzbogen).
On the upper floor there are:
- a bath and shower room (14.53 m²),
- a multi-purpose room (living, sleeping, children’s, or office room) (22.68 m²) with access to a balcony (here, preparatory lines have been installed for the potential addition of a kitchen area),

The attic space over the upper floor, with sufficient headroom, is easily accessible and has served as storage for suitcases, Christmas or Easter decorations, etc. You will also find here the distribution point for the satellite system for TV and radio signals. The upper floor has additionally been insulated from this area.
The basement/cellar rooms are accessible both via the interior staircase and directly through a designed external entrance. Some rooms in the basement were temporarily used as a separate apartment.
In the basement (everywhere with a height of 2.40 m) you will find:
- a hallway (13.47 m²) with a small light shaft window, under which by the interior staircase there is also a small wine storage,

- the workshop (13.77 m²), which has not been heated so far; here you will also find a pump station and the distribution for one of the two rainwater cisterns (each 5 cubic meters) in the outdoor area,
- a utility/storage room (9 m²) which was mainly used for the chest freezer, food storage, dishes, juices, and even winter fruit storage.
By installing a partition wall and a door in the ground floor hallway, the upper and lower floors can be separated into two independent residential units. The separate apartment is present here, and in the cellar there is additional living and usable space.
Heating: The living floors have underfloor heating. The currently installed condensing gas heating system has been regularly serviced, with actuator motors renewed. In the future, a conversion from the fireplace (in the living room or the basement) to a water-heated fireplace in combination with the existing gas heating system is a possibility (in the forest area). A heat pump could be installed directly on the exterior wall of the current heating room. There is neither a necessity nor an obligation to replace the heating system when servicing and repairs are carried out! (Condensing boiler from 1995)
The real special feature is actually the Milasee, which is reachable on foot or by bicycle only and is practically used exclusively by the locals. It is a true gem in the Brandenburg nature reserve. The grandchildren here have learned to swim in the gently sloping water.
Storkow lies southeast of Berlin. It is known for its proximity to the Tesla factory in Grünheide (a 35-minute, non-congested drive), and even more traditionally for the Bad Saarow lake area and the golf resort. The house is located in the Kehrigk district, in a settlement developed in the mid-90s, immediately adjacent to the old village center.
In the village, there is a small shop, a guesthouse, and an inn. There is a volunteer fire department and a village club. The neighborhood has grown but is also somewhat varied—you know, appreciate, indeed help one another. In a minute, you are already in the forest, at the Milasee, picking mushrooms, or taking a walk with the dog.
For everyday shopping, one drives over to Storkow. There, several retailers can be found (Aldi, Norma, Lidl, Rossmann, Getränke Hoffmann and others, as well as pharmacies, electronics stores, medical supply stores, drugstores, flower shops, bakeries, butchers).
The village children are all transported directly by school bus from the village to the available schools, including secondary schools.
Solid new construction in 1995 from reinforced concrete with additional perimeter insulation even beneath the basement.
The intermediate ceiling, as well as the ceiling above the upper floor, is solid and additionally insulated.
In the utility room, the media connections for gas, water, electricity, telephone, cable? DSL are supplied. Wastewater flows into the sewage network.
Internet is distributed in the house via Wi‑Fi. In all living rooms and the kitchen there is a satellite socket.
The owners had the house built by a company and, through the involvement of relevant professionals, implemented many owner contributions and ongoing work. The property has been exclusively owner-occupied by those maintaining a pet-free household.
All areas on the ground and upper floors have underfloor heating.
The floors are fitted with renewed laminate, and in the bathrooms, kitchen, and basement, they are tiled.
In the basement, the large room and the bathroom of the separate apartment are equipped with radiators; most of the time, however, the use of the fireplace there was sufficient for heating.
Both the house and the water are heated by a reliable gas heating system (model Viessmann).
In front of the kitchen and the living room, there is a large terrace. Here, the possibility to build a conservatory was prepared, which ultimately was not necessary in practical use. In front of the terrace there is a small pond that is home to goldfish.
The garden has been well maintained; there are various fruit bushes and fruit trees. Also, there are flower beds which in recent years have partly been converted into lawns due to age.
In the rear part of the property, a 5‑cubic-meter rainwater cistern is buried, which, controlled via the pump station in the basement, supplies the rear garden.
The rainwater from the front half of the house is collected in a second 5‑cubic-meter cistern with a separate pump; this too is buried out of sight. Additional external water taps are provided.
In recent years, repair and renewal work has been continuously carried out. The property is completely fenced. At the front, there is a locally forged metal fence with an electric gate for cars. These can be parked in the double carport, which also includes a small shed for storing tools, lawnmowers, etc.
Kehrigk lies by the forest—in terms of supplying firewood for the fireplace, there has always been a good solution. The energy certificate shows that, in the provided years, the house was used year-round by a retired couple, with partial additional use of the separate apartment.
Even during the family-internal architectural planning prior to construction, the possibility of splitting the house into two residential units was taken into account. As you can see from the floor plans, by installing an additional partition wall in the entrance hall with a door and using the existing connections for another kitchen installation upstairs, this can be implemented quickly and easily. In practice, the sellers did not implement this idea because the basement/cellar already fulfilled this intended use.
Due to the separate cellar entrance with its own bathroom, etc., there are extensive possibilities in the basement to implement commercial uses or larger home office spaces—to combine living and working while still keeping them separate.
