We are selling our beautiful, renovated farmhouse located at the forest edge with a breathtaking view and absolute peace.
The residential building (a half-timbered house), built in 1893, has been lovingly and extensively renovated since 2013 and is sold furnished. Adjacent to the house, on one side, there is a large (loose) stable with direct access to the pasture, and on the other side there is a large barn with storage capacity for about 50 bales of hay, the tractor, forklift, a trailer, and much more.
Inside the barn, we have converted three horse stables in the old cow shed; two of them are very spacious and suitable for two horses each or as turnout boxes. Next to the barn there is a workshop and an additional room that can be used for storage.
From the stable, you gain access to the adjoining 1.5-hectare pasture, which is divided into four separate grazing areas. Behind the barn there is a 15 x 15 m riding arena enclosed by pasture panels.
From the pastures, there is access to two paved paddocks with shelters and hay racks. The base beneath the paddocks has been gravelled, over which paddock slabs were laid and filled with sand. One paddock is approximately 125 m², while the other is about 100 m². Between the riding arena and the paddocks/pastures lies our woodland garden, where various fruit trees are planted (including an old apple tree, an old pear tree, medlars, cherries, plums, sweet chestnuts, and more) and where our glasshouse as well as raised beds for vegetable cultivation are located. In the woodland garden, our chickens reside in a 9 m² henhouse with a large run, along with our rabbits in a large enclosure.
Within a walking distance of about 250 meters lie the other three pastures, two of which are fenced with wooden fences and mesh wire and feature shelters with paddock slabs and hay racks. The total property area amounts to 4.5 hectares, including a small wooded portion.
Additionally, 3.3 hectares of pasture can be leased long-term from the current owner.
The farm is the last one in a small village with approximately 60 residents at the edge of the Soonwald and the Nahe Wine Road. It is located idyllically on a hill with a beautiful panoramic view.
The area is a popular destination for hiking and cycling. From the farm, you can start riding through forests and fields immediately.
The roads are paved and remain accessible even in winter. The village is connected to public transportation, and school buses operate both to the nearby primary school and to the secondary schools. In the nearest larger town (5 km away) you will find all shopping options (Aldi, Rossmann, Lidl, Edeka, REWE, Tedi, etc.), doctors, schools, a train station, a swimming pool, and everything else you need for everyday life.

In December 2022, a new high-quality branded kitchen was installed with top-notch appliances (a Liebherr Bio-Fresh refrigerator, a Miele dishwasher, a large Neff ceramic cooktop as well as a Gaggenau oven). The highlight of the kitchen is a wood-fired stove from Pertinger (Ökoalpin 100), which provides wonderful warmth during the colder months and allows for environmentally conscious cooking.
In 2023, a new wood pellet heating system (KWB Easyfire Clean Efficiency 2.0) worth €50,000 was installed, and a pellet storage for nearly 8 tons of wood pellets was built. On the ground floor, the entire flooring was redone; the hallway and kitchen are tiled, the living/dining room features solid oak flooring, as do the four rooms of about 20 square meters each on the first floor and the corridor.
In the garden, there is a high-quality, insulated sauna house from Butenas Holzbau (Außensauna Wicki) with a floor area of 9 m², including a foyer.
For an additional fee, the Fendt tractor (a classic), the forklift, and the Böckmann Classic horse trailer can be purchased.
