We bought it in 2011 and completely renovated and partially refurbished it from the ground up. We adapted the floor plan, creating both an open-plan kitchen with an island and, in the attic, a second open room with a roof terrace connected to the open stair hall. By knocking down walls—which originally limited the living space due to housing subsidy requirements—we now have a few extra square meters, although these have not been officially accounted for. Throughout the house, except for the wet rooms and the kitchen, only oak parquet flooring from Rudda has been installed.
Since we regularly maintain and repaint our house, it is in great condition and can be moved into at any time without much hassle.
The property can also quickly be adapted for use as a shared apartment due to the many bathrooms and toilets as well as the possibility of relatively easily separating the top floor into its own 2-room living unit.
In detail:
The house is part of a residential complex with 23 units and is therefore dedicated as a condominium. It is laid out as follows:
- Ground floor (without basement): one large open-plan kitchen including a living/dining area, a kitchen by EWE and a connection for a fireplace, one entrance hall, one guest toilet, one storage room accessible under the stairs, a large terrace, and a garden with access to the communal inner courtyard (with a palisade fence for our Aussie).
- Middle floor: 3 rooms, one of which has access to the loggia, a corridor, one toilet, and one bathroom with a bathtub and double sink including a separate circuit for the washing machine and dryer.
- Attic: 2 rooms (one of which is open to the stair hall), one shower room with toilet, and a roof terrace with freeze-protected external water.
Storage rooms: one large attic space, one storage room on the ground floor, one cellar compartment.
We are flexible regarding the handover date as we still live in the house. However, if desired, we can move out immediately—just let us know your preferred date.
The house is superbly located with excellent transport links at the junction of the Endstation 60 (direct service to Westbahnhof) as well as the VOR lines that travel between Vienna Liesing and Mödling, Gießhübl, or Kaltenleutgeben. In addition, there is a car-sharing vehicle provided by Wiener Linien as well as a scooter and city-bike station. Combined with our garage, we always had every option right at our doorstep. Due to the set-back location of our house and the enclosed courtyard of the complex, traffic noise is kept to a minimum.
Similarly, there are two supermarkets, one pharmacy, one ATM, as well as primary and secondary schools (in Kalksburg, Rodaun, Perchtoldsdorf) within walking distance. The wine taverns of Perchtoldsdorf are also just a 15–20 minute walk away.
One of our purchase decisions at the time was made especially for us as a family with teenage children—to ensure that everyone could easily and safely get to school and work.
It should be mentioned that the garage area is communal property and that parking in the underground garage is therefore rented (included as part of the additional costs).
The gas boiler with a condensing boiler unit including a hot water storage, external sensor, and fireplace was replaced in December 2022, and we have since saved significantly on energy costs.
We solved our internet connection with a Wi-Fi router with 5G support. Our household of four can easily surf the web, stream, and work from home without any problems.
We would also like to note that the house is sold unfurnished—that is, without furniture or movable items. However, if the purchase offer is high enough or the purchase price is accepted, we are happy to leave the fireplace stoves, the kitchen, the outdoor kitchen, and the annex walls in the house.
We are also willing to assist with a fresh coat of paint or minor modifications so that nothing stands in the way of a quick move-in.
Viewings can preferably take place on weekends (Fri–Sun / public holidays).
