They were used jointly for 30 years—as a general medical practice and, until 2018, also as a gastroenterology practice—and are occupied by two general practitioners until April 30, 2025. The practice operation was unexpectedly discontinued, and this month the practice owner’s employed general practitioner also left.

The property is located in Heiligenwald, in the municipality of Schiffweiler, exactly between the cities of Neunkirchen and Illingen as well as Ottweiler and Sulzbach. The entire location enjoys a very high level of traffic. In the surrounding areas, practices are also currently at risk of closing, indicating a severe under-supply in general medical care which is expected to become even more pronounced in the foreseeable future.
Despite the building being over 30 years old, it is in exceptionally good condition. Its polygonal shape offers very low heat radiation while providing many windows. The layout is ideal for a pleasant working atmosphere and short distances. The heating systems—with individual meters—were replaced in 2021 and 2023, ensuring that they meet the latest standards. The wallpapers and floors are washable, and both practices available for rent can be used immediately without any further investment. Additionally, furniture and parts of the medical equipment (ECG, ultrasound) can be taken over. In the smaller practice, there is an X‑ray room with bare walls. The building’s structure allows for almost unrestricted spatial reconfiguration, and most of the lighting has been switched to energy-efficient LEDs.
After the heating replacement, the doctor's annual gas bill amounts to €1,521 gross in 2024 (11,749 kWh, which corresponds to energy efficiency class C for 180 m²), and the electricity bill is €1,978 in 2024 for full practice operation (4,952 kWh). The building is equipped with a spacious elevator.
With the cancellation, two general practitioners have suddenly ceased their activities. As the owner of the building—and with my mother operating the pharmacy on the ground floor—we are very interested in maintaining a strong base of well-served general medical patients. Other specialties are also possible (except those already represented in the building).
The two practices are offered at an attractive rate of €6 per square meter per month, with additional costs of under €2 per m² per month—significantly lower than comparable properties.
