The apartment is designed specifically for young couples or a single person who works, studies, or teaches in Würzburg or the surrounding area. It features a shower, a fitted kitchen, and a smaller bedroom with an extensive, bright wardrobe that fits nicely behind the door, effectively enlarging the room. There is a warm 8‑square‑meter basement area that provides room for a washing machine or dryer and includes a shelf with plenty of storage. Additionally, the apartment offers satellite cable and a living room with an adjoining fitted kitchen installed in 2020.

There are only three owners. I recently purchased the apartment as a retirement residence, but unfortunately, due to work commitments as a self‑employed psychotherapist in Berlin, I must rent it out for two years because I haven’t found a successor willing to change their work–life balance through self‑employment. Greußenheim is located 13 km from Würzburg, and bus line 480 runs frequently during the day, connecting the apartment with Würzburg at several stops. On Sundays and holidays the bus runs as well—then via Zell—and it is very fast. Bike routes are available to larger supermarkets in the surrounding areas of Waldbüttelbrunn, Hettstadt, and Üttingen, with manageable inclines. There is also a swimming pool in the vicinity. Within the building, there is a bicycle cellar where electric bicycles can be charged. Very close by is Friedhofstraße at Malteserstraße, where there are always parking spaces available for cars.

The building itself was modernized by the owner who purchased it, who now lives there with their family on the second floor, runs a construction business in another town, and manages the heating services in a caretaker capacity. The fitted kitchen is almost new and is illuminated from the living room. The shower is new, and there is also space allocated for a washing machine.
