The district: Böckingen is a young and vibrant area with people from around the world. The Böckinger – also known as Seeräuber – is an open and talkative person. Mobility: In just a few minutes you can reach the city center, the Neckar River, the fields, or the park. Whether on foot, by bicycle, by car, bus (1 minute to the stop, 7 minutes to the city) or by S-Bahn (stop in 5 minutes, S4 towards Heilbronn and Karlsruhe).
Dining: In addition to traditional taverns like “den Hecht” or “Holzwurm,” the locals are convinced that the best döner in town is at the Pizza Kebab Haus. At the Böckinger Besen, you can also enjoy a delicious meal every few weeks. One final insider tip: the Persian restaurant Nabatian at the Sonnenbrunnen.
Nightlife: Anyone who has ended up in “Laube” at night has gotten to know Heilbronn ;-) In winter, you can head over the bridge to the winter village for mulled wine and cozy cabin fun.
Nature: Land in sight! If you prefer a quieter environment, you will also be well catered for here. In Ziegeleipark, nature is still very much intact. No matter the season, the park is a true natural delight. Early in the morning, you only encounter dog walkers. The Wertwiesenpark is also always worth a stroll!
For families:
Across the way is St. Kilian’s daycare center – new, modern, and friendly. Several kindergartens are in the immediate vicinity.
The primary school has for decades been the focal point for parents with young children. There is also the Grünewaldschule just around the corner, and for those who prefer something very modern, the new Josef-Schwarz School on the Buga grounds is reachable within 15 minutes.
Elly-Heuss-Knapp High School on Böckinger Schanz has an excellent reputation, and children can be taken up there directly by bus. All other schools are also well accessible by public transport.
The highlight of the apartment is the large gallery windows. Built in the style of a city villa, they match the old Villa Maas in the building across the street. The gallery on the upper floor is a (T-) room. Those who wish can sleep in it or pursue a hobby. It almost feels like a shame to use it solely for work ;-)
The fittings in the bathroom and kitchen are exceptionally good. Admittedly, the tiles in the bathroom are in a 90s style, but who knows if that trend won't be back in fashion soon. After all, bell-bottoms are making a comeback. The kitchen is also a classic from the 90s with its white wood fronts, wooden handles, and countertop – all well maintained and kept clean.
The parquet floor in the living room was newly installed 5 years ago and still looks as good as new.
Regarding additional costs: The expenses for electricity and internet are to be contracted directly by the tenant with the provider. The underground garage parking space can be rented for an additional 70 euros. Street parking is available free of charge. There is one annual service charge settlement.
