In the basement, there is a 1,000-liter buffer tank – 200 liters for domestic water and 800 liters for heating water storage. The pellet bunker in the basement holds approximately 7.5 tonnes of pellets.
In addition to the heating and laundry room and pellet bunker, there are two further rooms on the basement level, one of which is heated.
The ground floor covers approximately 75 m².
There are two rooms of 8 m² each, a bathroom with a bathtub and toilet, a living room of about 17 m², a dining room of about 16 m² with an open fireplace, and a kitchen of about 12 m² equipped with a wood-burning stove and integrated oven.
Both the open fireplace and the kitchen stove have existing rights and may continue to be fired.
The kitchen, living room, and dining room form one unit, after two walls were partially removed in 2005.
From the dining room, you can access the conservatory/veranda with approximately 20 m² of space, a glass roof, two windows, and two large sliding doors.
Above, on the first upper floor, there is a covered balcony accessible from two rooms. One of these rooms features an additional kitchen connection.
The size and number of the rooms match those of the ground floor. The bathroom here is equipped with a shower and toilet, and there is also a small guest toilet.
In the attic with sloping ceilings, there are two smaller rooms, one large room, and an attic storage area (approximately 40 m²).
Almost all bedrooms are equipped with washbasins.
The roof was renovated and ecologically insulated in 2008.
Half of the windows and the front door (approximately 10 windows/balcony doors facing east and south, made by Lärche Bayerwaldfenster) were replaced in 2007. The north and west windows were replaced by the previous owner 30 years ago.
Inside the house, there are old wooden floors, tiles, and cork floors. The staircase from the ground floor to the first upper floor is made of marble, while the one to the attic is wooden.
Every room is equipped with radiators.
The garden is well-established with many fruit trees; on the east side of the property, a small enclosure has been built for keeping chickens.
Additionally, a garden house with a sauna has been constructed on the property.
Most recently, the house was occupied by my family of six.
The house would be well-suited as a multi-generational home.
