We are offering a single-family house which, according to the documents available to us, was built in the early 1960s on a very large plot (824m²). Nowadays, one would probably not build so generously. A renovation or even a new construction could be considered.

The house is built of solid masonry (probably single-layer), partially basemented, with a paved driveway and a spacious carport available.

The total living area is approximately 100m² (all area figures provided by us have not been independently verified/measured – please measure yourself if needed). One enters the ground floor through the entrance area. From the hallway, you access a large living and dining room (with a south-facing terrace and a fireplace) as well as another large room, in addition to a bathroom and a small kitchen. Through the open staircase, one reaches either the basement or the upper floor.

On the upper floor there are three rooms (one of which has a west-facing balcony), one of which is very small, as well as a storage room and a small WC. The attic is accessible via a folding ladder; it is not developed.

The house is heated by an old gas heating system, which is located in the building’s basement.

The house is located in a very attractive residential area, just a few minutes’ walk from the town center and the beach (only a few hundred meters away).

The technical installations are essentially of older design. Depending on the intended use of the house, different levels of renovation or refurbishment might be necessary. If one only intends to spend a few weeks there in the summer, the need would presumably be significantly lower. Until a few years ago, the house was occupied year-round by a couple for many years.

With a bit of know-how and effort, this house can be turned into a very special property. Houses with comparably large plots in this area near the beach are sold very rarely. A spacious new construction is also conceivable. An opportunity not to be missed!
