With this property, many dreams can be fulfilled. From a single-family house with an annex, to two spacious single-family houses, a two-family house with a guesthouse, or even a multi-unit residential complex – anything is possible. Unfortunately, we will not be able to complete our passion project and would, therefore, be delighted if someone could come in and finish it.
On a 752 m² plot, a typical residential building for this region was constructed in solid masonry around 1911. Over the years, the building has been remodeled and modernized several times. Only two years ago, the ground floor was extensively renovated and now houses a lovely 3-room apartment with a living area of approximately 73 m². A new floor structure was installed and all the utilities were renewed. In 2023, a new modern combined condensing heating system was installed in the building (with underfloor heating on the ground floor and wall radiators on the upper floor), which has sufficient capacity to also supply the rear building. (The information in the energy certificate still refers to the old heating system. Currently, an energy rating between C and D is to be expected.) A real wood kitchen made by a carpenter with high-quality appliances, as well as custom-built wardrobes and bathroom furniture, will surely appeal to the new owners. Around 2000, the attic was converted into a 2.5-room apartment with a separate entrance and a living area of approximately 51 m². The two living levels could also be connected, resulting in a single-family home with a living area of around 125 m². The residential building also has a partial basement where the utility connections are located. Last year, the former barn was gutted: the foundations were reinforced, floors and ceilings as well as windows and doors were renewed, and the utility connections were prepared. A spacious garage was created and finally, plastering work was completed both inside and outside. Interior finishing can be carried out immediately in accordance with your own plans.
Extensive work has also been carried out outdoors: the grounds have been newly landscaped, utility lines installed, old foundations removed, and a cistern for rainwater reuse has been incorporated. In addition, various levels for outdoor terraces have been created and there is space for 4–5 parking spaces on the property. The entire estate is enclosed by a 2-meter-high privacy wall. Depending on the intended use of the buildings (for example, by two different parties), subletting or partial rental would also be very feasible. Even with a potential subdivision of the property, each building would have a well-usable portion of land with its own driveway. In total, the rentable area of the two buildings is approximately 240 m² with around 280 m² of usable space. The residential building with two apartments offers about 125 m² of living space plus 15 m² of basement space. The barn has a living area of approximately 115 m² plus 27 m² of storage/garage space. With a clever layout, 2–3 small separate holiday apartments could be created, thus dividing the entire ensemble into up to 4–5 individual ownership units that could be rented or sold separately if desired. There would also be ample space on the property for an additional tiny house.
With relatively little effort, the offered estate can be turned into your dream property with the possibility of immediate use.
The property is sold including all equipment and existing inventory. An additional offset payment of €35,000 is required for this.
The property is located at the entrance of the charming Baltic seaside resort of Zempin, in the heart of the sunny island of Usedom. The smallest seaside resort on the island is scenically situated at Usedom’s narrowest point. The original fishing village consists of small single-family houses and modest multi-family houses, and it offers everything you might wish for in a delightful vacation. A wide and never overcrowded sandy beach, along with beautiful inland scenery, borders Zempin directly and is quickly accessible on foot, as are all the amenities of this quaint, dreamy town. The holiday resort offers various dining establishments, several small shops, an outdoor cinema, a charming beach promenade, and a quaint little harbor. In addition, a variety of shopping opportunities, supermarkets, hardware stores, and diverse leisure facilities can be found in the neighboring seaside resorts of Zinnowitz and Koserow. A great network of scenic cycling paths, a nearby seaside railway stop, and various bus connections to the surrounding area ensure excellent accessibility, for example, to the nearby Kaiserbäder Bansin, Ahlbeck, and Heringsdorf—or even as far as Świnoujście.
The sale is made directly by the owner and is therefore commission-free.
