Pronajmu dlouhodobě byt č. 31 v uspořádání 3 + 1 (tři pokoje a kuchyně), 64 m2 v osobním vlastnictví v Praze 14, Hloubětíně, Poděbradská 590/95. Byt je v 8. patře panelového domu z 60. let. Tři okna bytu jsou orientována na východ, jedno okno a balkon jsou otočeny na jih. Vzdálenost od domu do vstupu stanice metra Hloubětín je 50 m. Na tramvaj je to asi o 30 m dále.
Byt je čerstvě po rekonstrukci. Okna i vedení ve stoupačkách jsou plastová. WC je samostatné. V koupelně je umyvadlo a 90 cm široký sprchový kout. Podlahy jsou vinilové. Byt je částečně zařízený. Kuchyně IKEA je nová s vestavěnou kombinovanou elektrickou troubou s mikrovlnnou troubou, vestavěnou myčkou nádobí a elektrickou indukční varnou deskou. V koupelně je automatická pračka. Pokoje jsou nezařízené, až na obytnou stěnu a jednu postel. Pokud tento nábytek nájemce nebude potřebovat, odstraním ho. K bytu patří i sklípek v suterénu domu. V bytě je vysokorychlostní přípojka Vodafone s výkonným WIFI routerem. Přeji si, aby se v bytě nekouřilo.
Nedaleko od bytu jsou parky, hřiště a volnočasové prostory (Volnočasové centrum H55, Plavecký a sportovní areál Hloubětín, v pěší dostupnosti Kyjský a Hořejší rybník), a také nákupní centra a supermarkety (Kaufland, Lidl, 2x Penny).
Nájemné bude 19.500 Kč měsíčně + měsíční záloha na služby. V nájemní smlouvě bude inflační doložka. Služby si proplatíme podle skutečné spotřeby jednou ročně po vyúčtování od správní firmy. V poslední době jsem platil za zálohy na služby při uvažování jedné osoby 4.275 Kč měsíčně. Když bude v bytě bydlet osob více, bude záloha vyšší, jak určí správní firma. Při podpisu smlouvy očekávám vratnou zálohu (kauci) ve výši jednoho nájemného a měsíční zálohy na služby, tj. 23.725 Kč. Byt je k nastěhování okamžitě.

I offer a long-term rent of apartment No. 31 in a 3 + 1 layout (three rooms and a kitchen), 64 m2 in personal ownership in Prague 14, Hloubětín, Poděbradská 590/95. The apartment is on the 8th floor of a panel house from the 1960s. Three windows of the apartment face east, and one window and the balcony face south. The distance from the home to the entrance of the Hloubětín metro station is 50 m. It is about 30 m further to the tram.
The apartment is newly renovated. The windows and the guides in the risers are plastic. The toilet is separate. The bathroom has a sink and a 90 cm wide shower. The floors are vinyl. The apartment is partially furnished. The IKEA kitchen is new with a built-in combined electric oven with microwave, built-in dishwasher, and electric induction hob. There is an automatic washing machine in the bathroom. The rooms are unfurnished except for a living wall and one bed. If the tenant does not need this furniture, I will remove it. The apartment also includes a cellar in the basement of the house. The apartment has a high-speed Vodafone connection with a powerful WIFI router. I wish there were no smoking in the apartment.
Not far from the apartment are parks, playgrounds, and leisure areas (H55 leisure center, Hloubětín swimming, and sports complex, within walking distance of Kyjský and Hořejší rybník), as well as shopping centers and supermarkets (Kaufland, Lidl, 2x Penny).
The rent will be CZK 19,500 per month + a monthly deposit for utilities. There will be an inflation clause in the lease. We will balance the service bill according to actual consumption once a year after billing from the administration company. I have been paying 4,275 CZK per month for advance payments for services considering one person. If more people live in the apartment, the deposit will be higher, as determined by the management company. When signing the contract, I expect a refundable advance (deposit) for one rent and a monthly advance for services, i.e., CZK 23,725. The apartment is ready to move in immediately.
