K dlouhodobému pronájmu nabízíme byt 3+1 v 5. podlaží malého panelového domu s výtahem. Byt je právě po rekonstrukci kuchyně, výměně podlah ve dvou pokojích a instalaci sítí proti hmyzu do větracích oken tří pokojů. Před pár lety byla vyměněna plastová okna, dlažba v předsíni, rekonstruována koupelna a WC. Nová kuchyň je vybavená indukční varnou deskou, digestoří, horkovzdušnou troubou, myčkou a lednicí. Koupelna má vanu, skříň a koupelnový radiátor. Pračka k dispozici není. Toaleta je samostatně. Úložné prostory - dlouhá vestavěná skříň v předsíni a komora se skříní. K dispozici je malý sklep v suterénu budovy. Kromě uvedeného je byt pronajímán bez nábytku. Byt je orientován na jih a západ.
Dům je zateplený. Nachází se na okraji Ďáblického háje ve velmi klidném místě, nedaleko od autobusové zastávky Šimůnkova a přibližně 12 minut pěšky od stanice metra Ládví. Bydlení je vhodné pro rodiny s dětmi, v bezprostřední blízkosti je škola, školka, dětská hřiště, obchody s potravinami a restaurace. Další obchody jsou v okolí stanice metra. Koupaliště je necelý kilometr od bydliště.
V nájemném v celkové výši 27.000 Kč jsou zahrnuty zálohy (ve výši 4.000 Kč) na úhradu plateb za služby spojené s užíváním bytu a náklady na spotřebovanou energii. Zálohy budou každý rok předmětem vyúčtování dle skutečné spotřeby a faktur od dodavatelů. Pravidelné nájemné se hradí předem na následující měsíc. We offer an apartment of 3 rooms (living room and two bedrooms) and a kitchen for a long-term rent. The apartment is located on the 5th floor of a small apartment building with a lift. The new kitchen is equipped with an induction hob, extractor hood, convection oven, dishwasher, and refrigerator. The bathroom includes a bathtub, cabinet, and towel radiator. A washing machine is not available. The toilet is in a separate room. Storage is provided by a built-in wardrobe in the hallway and a storage room with a cabinet. There is also a small storeroom in the basement of the building. Apart from the above mentioned, the apartment will be rented without furniture. The apartment windows are oriented to the south and west.
The apartment building has a thermal insulation. It is located on the edge of the Dablice forest in a very quiet location, close to the Simunkova bus stop and about 12-minute walk from Ladvi metro station. The location is ideal for families with children – there are schools, kindergartens, playgrounds, grocery stores, and restaurants in the immediate vicinity. Additional shops can be found near the metro station. An outdoor swimming pool is located less than a kilometer from the apartment.
The monthly rent of CZK 27,000 includes advance payments of CZK 4,000 for services related to the use of the apartment and for the costs of consumed energy. The advance payments will be a subject to annual settlement based on actual usage and supplier invoices. Rent is paid in advance for the following month. At the signing of the rental contract, in addition to the first rent, a refundable deposit of one month’s rent will be required. Depending on the move-in date, rent for the following month may also be requested.
