I am a property waiting to be revived once again!

Currently, I feature 3 rooms and a generous entrance area that offers various possibilities for use. I have many windows and am located directly in the pedestrian zone of the beautiful Ettlinger Old Town. One of the window fronts even provides a direct view of Ettlinger Castle.

I am open to many uses and ideas—as long as life returns to the property!

Up until now, I have been used as a practice or an office, but I can now be converted into an apartment. Overall, my layout allows plenty of flexibility, whether for use as an apartment for a small family or shared living arrangement, or again as a (spacious) practice/office. Note that I currently do not have a bathroom; if used as living space, one would need to be added. Plans and building permits are already in place.

Whoever lives here will experience the vibrant Ettlinger life, yet also has the possibility to retreat. Just step outside the door and you’re right at Café Tiziano, Vogelbräu, or shopping at the weekly market. There is no through traffic, the tram stop is in the immediate vicinity, and if you have a car, you can safely and dryly park it in the nearby underground garage as a permanent spot. This proximity to parking and urban life is also appealing for business use: your parking spot is always free if you don’t come by bicycle anyway. And during lunch, you can enjoy a change of scenery with a midday meal at one of the numerous Old Town restaurants or a stroll through the former state garden show grounds.

You see: there is potential to transform me! I might be a bit aged at the moment, but there are few limits to your ideas—even structurally, as my walls can be repositioned, allowing for a different layout.

On the outside, I present a timber-framed appearance, but I was built in the early 1980s.

I think with a fresh coat of wall paint, a new floor (e.g., parquet), and some investments or personal effort in the kitchen and bathroom/toilet facilities, I can quickly reveal my best side.

If we come together, I can become an apartment or a workspace entirely to your liking.
