For the rear part of the property, there was already an expired building permit for five apartments with an underground parking garage. A renewed development or alternative concepts would require a new permit. Alternatively, the area can be used as a spacious garden.

If only the villa is purchased, it is advisable to completely remove the existing summer house. It lies within the area of the planned subdivision and would have to be examined in terms of property boundaries and setbacks if retained, and, if necessary, partly removed or completely taken down. The complete removal would create a more open, better usable garden space with room for a terrace, flower beds, or a lawn.
