"Many advertisements promise ‘countless possibilities.’ Here they are: a hall with a stage, a workshop, a double garage attached to the house, a separate outbuilding with its own house number and approximately 2,885 m² of land. See for yourself.
Half-timbered farmstead, built around 1720, with a residential house, hall annex, workshop, and an outbuilding in Weenzen, between Ith and Duinger Berg. Approximately 1,030 m² of living and usable space for anyone who wants to combine living and working, with plenty of room for a workshop, studio, storage, or your own concepts. No heritage protection applies. Sale directly from the owner – no broker and no commission.
The house has a history. In the 1960s to 1980s, the hall served as a dance hall and village pub. Later on, it housed the café “Graugans” with a gallery and gift shop – a destination where guests arrived by tour bus from Hanover. The old signs are still present.
The residential house was renovated around 1992 to 1994 and has been modernized step by step since about 2014: a new roof with a warm-rafter insulation system according to KfW 152, a new heating system, solar thermal system, fiber optic connection, network and SAT cable in all rooms. The insulation and rendering were done with clay, lime, calcium silicate, sheep’s wool, and reed. The energy certificate shows efficiency class A for a house built in 1720. The first modernizations, which are no longer visible today, included the roof, insulation, heating system, and heating pipes. The shower room, guest WCs, and kitchens essentially date back to the renovation around 1994 and are in use.
Heating is provided by wood and the sun: In winter, the wood chip gasifier supplies the heat; from April to October the boiler usually remains out of operation and the solar thermal system supplies hot water and heating. For the current heating supply, no heating oil or natural gas is needed, making the ongoing heating operation largely independent of oil and gas prices and their fluctuations. The firewood for last winter came from the property itself; for the coming winter, it is ready and can be taken over. Beyond that, firewood is easily available in the wooded region around Ith.
Overview of Areas
Residential House: approx. 316 m² of living and usable space, including approximately 94 m² in the developed attic* with ceilings up to about 3.50 m high
Annex (c. 1952): approx. 403 m² on two levels with a hall, gallery, and double garage

Outbuilding with its own house number: approx. 40 m²

* Note regarding the attic: The developed attic comprises approx. 94 m² and is used as living space. The building dates back to around 1720; how the attic areas were originally used is unknown. In the available building documents, no construction permit for the current development is documented; the building regulatory classification is not conclusively clarified at this time.
The land-use plan designates the property as mixed-use building area, while the development plan classifies it as a village area. In addition to residential use, commercial uses are fundamentally possible, such as crafts, studio, storage, or accommodation. Which use is permitted in each case depends on the project and must be coordinated with the building authority.
Weenzen is a village with around 400 inhabitants in the district of Hildesheim, located between Ith, Thüster Berg, and Duinger Berg. The place has an active community life with a carnival club, fire brigade, village community association, and Red Cross branch.
Duingen, with an elementary school, supermarkets, post office, gas station, and swimming pool, is about 3 km away. Kindergartens can be found in Duingen, Marienhagen, and Thüste. A grammar school, comprehensive school, and vocational school are located in Alfeld (approx. 16 km). A bathing lake is about 4 km away, and the Ith Saltwater Thermal Bath in Salzhemmendorf is about 10 km away.
Hildesheim is approx. 30 km away, Hameln about 32 km, and Hanover about 45 km. The property is located on the B 240. A bypass of the village is under construction, the bridge between Weenzen and Duingen is already completed. Once finished, through-traffic will be diverted outside the village and the road in front of the house will be reclassified as a local road.
The surrounding landscape is hilly and varied: hiking, cycling, horse riding, and climbing at the Ith start right at the doorstep.
