We bought this house in 2020 when there were three of us living here. In the meantime, we are four and are moving a few streets away to a larger house. Not because anything is lacking here, but because we need room for Grandma and Grandpa. That’s exactly why we are writing this advert ourselves without an agent: We know what this house is capable of, and we want it to go to someone who will appreciate that.
What it can do: It’s a house that you can move into immediately and expand later. On 90 m² of living space on the ground floor there is a spacious entrance area, an open living, dining, and kitchen area with an island (kitchen from 2011), a modern bathroom (2012), a guest WC, and two bedrooms or children’s rooms. From the living area you step directly onto the south-facing terrace and into the 491 m² large, fully fenced garden. Anyone with children or a dog knows the value of a completely enclosed property: You can simply leave the patio door open.

The house was built in 1975 using timber frame construction—a type that is standard in Scandinavia. Between 2000 and 2009, the roof and façade were insulated, the windows replaced, and the building technology modernized; the gas condensing boiler is from 2006, the kitchen from 2011, and the bathroom from 2012. A short expert report from a building assessor in 2020 on the condition of the structure, the energy certificate, documents, and the building permit will be made digitally available to serious buyers before the viewing.
Bergstedt is one of those districts you only really understand when you live there: northern outskirts of the city, an old village center, with woods and fields right at your doorstep, the Saselbek just around the corner, and yet about 35 minutes to the city center. The kindergarten and schools are within walking or biking distance, the supermarket and bakery are just a few minutes away, and the bus stop around the corner takes you to the subway station for Volksdorf or the S-Bahn station for Poppenbüttel. We prefer to ride our bikes for 8 minutes. Our favorite route: riding in the morning along the Stüffel fields to the elementary school. We’re not leaving Bergstedt; we’re just moving house. That pretty much says it all about the location.
