This condominium on the first floor is located in a building from 1958, which was demolished down to the masonry and completely rebuilt in 2026. What remained was the solid structure. New are the roof, the facade, the windows, all the technical equipment, and every pipe in the house.
Three condominiums were created.
The apartment is on the first floor and measures approximately 64 square meters. Off the entrance hall, three rooms branch off: a living room with access to the balcony, a bedroom, and a third room with two windows that is suitable as a child’s room, guest room, or office. This is the last German locality before the Luxembourg border. It is two kilometers to the train to Luxembourg and seven to downtown Trier.
Zewen is Trier’s southwesternmost district, with around 3,600 residents, located right on the Moselle River. It is a village with its own center, yet it belongs to the city: there is a daycare center, an elementary school, and local clubs. With the Moselle River and a bike path right at the doorstep, and Trier’s downtown just under a quarter of an hour away, it offers plenty of amenities. Its landmark is the Zewen Tower, a customs and border tower from the fourteenth century.
For families working in Luxembourg, the Zewen elementary school is an argument in itself. It is an all-day bilingual German-French elementary school, established because of the proximity to the border, with a connection to the bilingual branch of Trier’s Humboldt Gymnasium leading to the French Baccalauréat.
Every day, about 52,000 people commute from Germany to Luxembourg. From here, it is a direct route. The B49 bypasses the town to the south and reaches the border near Wasserbillig after eight kilometers, beyond which the motorway to Luxembourg City begins. For those taking the train, the Igel station is two kilometers away, where the RE 11 continues through. Within Luxembourg, public transport is free for everyone.
On the outside, it is a house from 1958. On the inside, everything is new, right down to the pipes beneath the basement.
What has been preserved is what was good: the solid masonry, the foundations, the floor slabs. Today, no one builds that kind of substance at these prices. Everything else was replaced in 2026.
New are the roof and the insulated facade, all the windows with triple glazing and electric shutters, the front door, and all the apartment doors. New are the heating system, the entire electrical installation from the house connection, all the water and sewer lines down to the connection to the public sewer system.
This is the point at which this renovation differs from most others. Anyone who has moved into an old building knows the order: first comes the delight, then comes the bill for what you couldn’t see. Here, it’s all done—and done before moving in.
The floors, walls, and ceilings have been rebuilt, and the staircase has been completely renovated. The former one- to two-family house has been transformed into three separate condominiums.
The work has been completed. The apartment is finished and available for occupancy immediately.
Heating is provided by a heat pump located in the basement, which also supplies the hot water. The heat is delivered to the rooms via underfloor heating, with each room individually controllable. There are no radiators on the walls, no gas, no oil tank, and no fireplace.
A ventilation system with heat recovery extracts the used air while retaining the heat in the building. Tilted windows in winter are therefore unnecessary.
The energy certificate shows an efficiency class of A+ for the building. Calculations show that the house requires less than half of the energy allowed by the Building Energy Act.
Included with the property is a subsidized loan that can be assumed. Part of it does not have to be repaid.
The renovation was financed with a KfW subsidized loan. For each of the three apartments, there is an individual loan with Sparkasse Trier, which the buyer can take over.
Two aspects make it valuable. The interest rate of 2.92 percent is around one percentage point below what a new construction financing currently costs, and it is fixed until October 2035. In addition, there is a repayment grant of 30,236.50 euros that is still outstanding. It is not paid out but credited to the loan, thereby directly reducing the remaining debt, starting in October 2027.
The takeover is conducted as a debt assumption through the financing bank, which will check the buyer’s creditworthiness as with any financing. After that, the remaining repayment grant will belong to the new borrower. If an assumption does not take place, the loan will be settled as part of the purchase contract; this does not change the purchase price.
