This bright 2-room apartment on the first floor of a well-kept multi-family house has been comprehensively renovated in recent years: In 2025, a completely new shower room with a barrier-free shower and a new electrical distribution system were installed; in July 2026, the parquet, windows, door handles, and paintwork were renewed. In full disclosure: The building does not have an elevator, and a parking space is not part of the apartment (resident parking in the Kasernenviertel permit area). Heating is provided by electricity under the tenant's own dual-tariff electricity contract; based on past experience, the cost is around €140 per month, including hot water and household electricity.

The apartment is located in Munich-Neuhausen, near the border to Schwabing and the Maxvorstadt, a well-established residential area with short distances to the city center.

Bus and tram lines connect the neighborhood in all directions, and the Maillingerstraße U-Bahn station (U1) is reachable in about a 15-minute walk. The Mittlerer Ring is just a few minutes by car. Parking is available in the Kasernenviertel permit area, and there is a bicycle cellar as well as bicycle parking spaces in front of the building.

Discount grocery stores, pharmacies, general practitioners, schools, and a kindergarten are in the immediate vicinity. The Olympic Park with its green spaces and running paths is easily accessible, and Neuhausen offers numerous cafés, restaurants, and small shops within walking distance.

The building itself is located on a quiet side street.

Kitchen: Separate room that can be locked with a glass door. In September 2026, a new fitted kitchen with an oven, a ceramic cooktop, an extractor hood, and a refrigerator will be installed; the dishwasher (built in 2022) is included.

Bathroom: Shower room, completely renewed in October 2025. Barrier-free shower, glass shower walls with door, new sanitary fixtures and tiles, electrically heated towel rack. There is a connection for a washing machine with space for a standard machine. It is internal with passive ventilation.

Floors: Parquet in the living room (sanded down and re-lacquered in 2026), laminate in the bedroom and storage room, tiles in the kitchen, hallway, and bathroom.

Windows and doors: Windows serviced in 2026, with new seals and handles; shutters are present; new interior door handles; walls and ceilings freshly painted.

Technical: New electrical distribution (2025), new heating control (2026), hot water provided by an instantaneous water heater (Bosch, 2021).

Heating: Night storage heater in the living room, infrared heating in the bedroom, and electric heating in the bathroom. Billing is handled via the tenant's own dual-tariff electricity contract, not through the additional costs.

Other features: Basement storage compartment, bicycle cellar, and a courtyard with a small playground. There is no elevator and no laundry or drying room in the building.
