After years of commuting between two residences, we are parting with heavy hearts from our house in Thalham near Freising.
The light-filled “only roof” house is situated at one of the highest points of the village. Both of its front facades are entirely glazed, as is part of the south roof. Thanks to its west–east orientation, the complete glazing of the front sides, and its position on a slope, almost every spot on the ground floor and the upper floor offers a view of lush greenery. The view is unobstructed. In the west, you can enjoy the sunset all year round.
The ground floor and the upper floor have been consciously designed to be open and spacious. A highlight on the ground floor is the five-winged glass folding door that allows the entire opening onto the large larch wood deck. In summer the living space expands as the interior and exterior areas blend into one another. On the ground floor only the glazed entrance area and the generous, bright bathroom are separated. There is an open, modern fitted kitchen, a cozy reading and work nook under the spiral staircase, as well as a living and dining area centered around a wood-burning stove with glass on three sides, which, in addition to the modern heat pump, keeps the house warm and cozy.
The upper floor is reached via a spiral staircase. It features an exposed roof structure and is not segmented into separate compartments. Currently, there is one bedroom and two work areas on the upper floor.
The nearly completely finished basement is accessed via a spacious staircase in the entrance area. In the basement you will find a storage room—which also houses the building services including the heat pump—a workshop, a second bathroom, a crawl space (former pellet storage), a through-room with built-in wardrobes, as well as a second bedroom with a window and access to a second terrace.
Outside, directly in front of the house, there are two paved parking spaces. The property was intricately developed on three levels—with the guidance of a landscape architect and a renowned local landscaping company.
On the left side of the house, a paved path leads to the large west-facing larch wood terrace, which is anchored on a steel structure. The house, originally built in 1984 as a holiday home, was demolished and rebuilt to a high standard in 2004/2005 following a change in ownership. At that time, an architect and a construction manager oversaw the work, entrusting all trades to experienced local companies.
Over time, in 2022 the ground floor bathroom was renovated; in 2020 a new, high-quality Lechner fitted kitchen was installed featuring a Miele dishwasher, Siemens electric stove, Berbel cooktop, and Liebherr freestanding refrigerator. In 2025, the old pellet heating system was replaced and a modern air heat pump system was installed, which—together with the solar thermal heating system and the newly installed wood-burning stove—provides environmentally friendly, cost-effective, and cozy warmth.
The house can be occupied shortly after agreement. Due to the continuous modernizations, no renovations are pending.
The property is located at one of the highest points in the Attenkirch district of Thalham near the B 301, 12 km north of Freising. Freising, Munich Airport, and Munich are quickly accessible, and Ingolstadt, Regensburg, and Landshut can be reached in less than an hour by car. Thalham is connected by bus to the MVV network with Freising station. In the vicinity there are shopping opportunities, kindergartens, schools, doctors’ offices, as well as Freising Hospital.
