We are privately renting out a bright, quietly located single apartment with an open kitchen flowing into the living/sleeping area and a sunny balcony, on the second floor of our well-maintained multi-family house. The house is situated on a quiet side street in Paderborn, Schloß Neuhaus.

As a landlord family, we wish for harmony among the residents and a cooperative atmosphere. Our special family peace is to remain and be continued by the new tenants.

We maintain a good, often friendly contact with our tenants and are available by telephone or WhatsApp to help promptly with any questions.

The apartment covers 33.25 square meters. Our energy certificate, rated A and dated July 27, 2022, confirms top values for the house!

The light-filled living/sleeping area is striking due to its large window with a door to the balcony. This lovely apartment is very bright and ideal for one person to feel comfortable.

Along the kitchen wall there is a tiled mirror and the necessary connections, although no kitchen furniture.

The apartment has a bathroom with a shower and toilet. It also features a mirrored cabinet and a towel cupboard.

Our apartment was extensively renovated in mid-2023, with the quiet laminate flooring replaced, and all doors, radiators, walls, and ceilings freshly painted. In the near future, it is planned to cover the bathroom floor with color-coordinated vinyl laminate.

Included with the rental offer is your own storage room in the basement, as well as a shared laundry/drying room and an additional bicycle cellar used by all tenants in the building.

We are happy to rent long-term and expect quiet and tidy tenants in permanent employment.

Rental is for non-smokers only. Pets are not permitted.

Free parking spaces are available directly at the house.

The additional costs amount to €80 and include a share of the property tax, street cleaning, sewer and waste fees, building insurance, chimney sweep costs, common area electricity as well as caretaker fees.

On top of the net cold rent of €398 and the additional costs, you should also plan for your individual consumption costs for electricity of approximately €40, heating and hot/cold water consumption (showers, washing machine, etc.) of about €87, and your household insurance of roughly €3.

The providers bill these costs directly with you.

According to her, the total cost of living amounts to approximately €608 per month.

There are technical issues with Telekom. Cable connection contracts for internet, telephone, or TV must therefore be concluded with Vodafone, the telecommunications provider in the building.

We require a rental deposit equivalent to 3 net cold rents. A bank fee of €50 for opening the deposit account is to be paid by the tenant and is due along with the first advance rent payment.

For further processing of the apartment allocation, we expect from you:

- A current 100% positive Schufa self-disclosure

- Payslips for the last 3 months

- A copy of your ID card for our records

Our building has 10 apartments, was built in 1983, and has been family-owned for 35 years.

All residents are non-smokers. There are no pets in the building.

Access to the apartments is via the bright and inviting staircase, with extra-wide steps. There is no elevator.

The apartment is conveniently located for public transport and cars on a quiet side street, 250 meters from the center of Paderborn-Schloß Neuhaus.

The idyllic Schloß Park is within walking distance (7 minutes).

In 10 to 15 minutes, you can reach the countryside or the water.

A nearby forest can be reached in 7 minutes.

Lippesee is a worthwhile destination with a 30-minute walk, although you can also easily take the bus there.

Various doctors are reachable on foot in 5 to 10 minutes, a larger bus parking area is 7 minutes away, and the bus connection to Paderborn is 2 minutes.

The Netto supermarket is 3 minutes away, REWE and ALDI are approximately 7 minutes, the train station is 10 minutes away. Churches can be reached on foot within 4 to 7 minutes, and schools in 7 to 12 minutes. There are three kindergartens, one of which is near the forest.
