For rent is a fully furnished 2-room apartment of approximately 58 m² located on the raised ground floor of a multi-family house in Kassel-Nord-Holland.

The apartment is rented exclusively as a complete unit. In the case of a shared apartment, both residents can sign the same rental contract together. Separate rental agreements for individual rooms are not provided. The internal division of rent among the residents is their own matter.
Both rooms are furnished and each equipped with a bed, a wardrobe, a desk with a chair, dressers, and a smart TV. The larger room also features a couch with a coffee table and provides access to the balcony.
Additionally, the apartment offers a fully equipped fitted kitchen, a modern shower room, a lockable basement storage room, and a balcony. The communal meadow and green area belonging to the building can be used by all residents collectively.
The basic rent amounts to 800 euros per month. In addition, there is an advance payment on utilities of 300 euros, including heating costs. The total monthly payment to the landlord is therefore 1,100 euros. The utilities are settled annually based on the actual costs incurred.
Electricity is not included and must be arranged and paid for by the tenants themselves.
Free internet access via mobile network is provided. The actual speed may fluctuate depending on mobile reception. Alternatively, tenants can set up their own landline contract at their own expense. The existing landline connection currently offers speeds of up to 16 Mbit/s.
The apartment is available no later than 01.10.2026. By agreement, a rental start as early as 01.08.2026 or 01.09.2026 may be possible.
The rental contract is concluded without a fixed term. For both parties, a prohibition on ordinary termination is provided for the first 24 months. The security deposit amounts to 2,400 euros.
The apartment is rented as a non-smoking apartment. Smoking is only permitted on the balcony. Pets are only possible after prior agreement.
Individual pieces of furniture can be removed by arrangement. However, this will not lead to a reduction in the agreed rent.
Viewings are possible by prior appointment with the current tenant. Currently, some painter's work is being completed and furniture is being set up.
