For sale is a student dormitory with a total of 13 residential units in Clausthal-Zellerfeld. The property offers an interesting combination of already rented units, ongoing or planned renovation measures, and further development potential.
I acquired the property in 2022 for 400,000 euros.
After experiencing a water damage incident on the ground floor, the affected area was completely gutted. In the process, the water pipes on the ground floor were renewed.
One of the apartments on the ground floor is already fully renovated. In the second apartment, the pipes were renewed; however, the interior finishing still needs to be completed.
In addition, three other apartments will be handed over fully gutted and renovated. Depending on the buyer’s preference, these units can be delivered either as rented or unrented.
