Description of the House:

You enter the semi-detached house via two steps. The front door is sheltered, protecting you or your guests in bad weather. A large mailbox is mounted under the canopy. The entrance door with frosted glass allows daylight into the entrance hall.

When you enter the house on the ground floor, you pass from the entrance hall into a guest WC featuring a small hand basin and a mirrored cabinet (anthracite tiled floor, white walls tiled halfway, frosted glass windows), as well as into a room that can serve as storage or a cloakroom. The open-plan living/dining kitchen adjoins the entrance hall. The ground floor is entirely tiled with anthracite-colored tiles. In addition, an intercom system is installed for the front door. A large terrace adjoins the living/dining room and leads directly to the garden. The garden is fully fenced and can be accessed from the outside via a lockable garden gate.

An open staircase, equipped with a wooden staircase (beech wood), connects the floors. All interior doors are white.

The semi-detached house is in a sunny location on the edge of town, in immediate proximity to fields and meadows between the new Eutingen train station and Weitingen. The Eutingen station is approximately 1.5 km away and offers good train connections to places such as Stuttgart or Singen. There is also excellent access to the A81 motorway via the Rottenburg/Ergenzingen exit (about 8 km away) or the Horb exit (about 9 km away). Additionally, there is good access to the beautiful Neckar Valley. Freudenstadt is about 30 km away.

A kindergarten with opening hours from 7:00 AM to 2:00 PM is located very close (approximately 250 m) to the house.

Furthermore, there is a forest kindergarten which, since September 2024, is open from 7:45 AM to 1:45 PM. The forest kindergarten is about 1.2 km from the semi-detached house.

The primary and secondary school is located in Eutingen im Gäu or in the neighboring municipality of Weitingen (the primary school is approximately 1.5 km from the house). Secondary schools can be found in the vicinity, for example, in Horb or Rottenburg. Bus stops are in the immediate area.

A bakery in Rohrdorf opens on Saturdays for you (6:45 – 9:30 AM).
