Flat to rent 3+1 • 81 m² without real estateNibourstaße 9, , Lower Saxony
Nibourstaße 9, , Lower SaxonyPublic transport 4 minutes of walkingThis dreamy, light-filled and spacious, renovated 3-room attic apartment – located on the second floor – in a prime, green, quiet residential area (immediate city center) of Hameln is looking for a nice tenant.
The apartment has been renovated and freshly painted white, and it impresses with a pleasant, bright living atmosphere.
This sunny, charming apartment – with a view of the garden and, in good weather, of the Klütturm – is in very good, well-maintained condition and also stands out for its spacious and well-designed rooms (the living room has hardly any sloping ceilings and faces south), allowing you to feel very comfortable and truly at home.
The windows provide plenty of daylight and underscore the friendly character of the apartment. It is located on the second floor (attic) of a very well-kept, quiet three-family house privately owned by the third generation.
The residential building impresses with its solid construction and has only three units.
The bright stairwell, with windows, is spacious and very accessible.
In late summer 2018, the exterior facade of the building was completely repainted and the window frames were highlighted with contrasting colors. Now the facade shines in an appealing white, elegantly accented in a shade of gray.
Hameln’s old town/city center with the city gallery and the weekly market can be reached on foot in about 8-10 minutes.
The house is situated in a quiet, desirable residential neighborhood – a small street for local residents – characterized by detached, terraced houses and small residential complexes. Hameln (approximately 60,000 inhabitants) is a lively district town, surrounded by plenty of forest (Klüt) and water (Weser), and is famous for the Pied Piper and the annual "Pied Piper Plays" as well as various events. In spring and summer, many tourists visit the Pied Piper city. With the Weser fleet, you can enjoy a leisurely boat trip on the Weser. As a small town, Hameln impresses with its historic, charming city center featuring a pedestrian zone, cafés, and pubs. Walking paths right next to the Weser invite you to bike, jog, skate, or engage in similar recreational activities. The Weser also invites you to go canoeing or take a day trip...
There are excellent public transport connections as well as highway connections (A1 – Dortmund-Hannover) and expressways, plus access to the A2 highway (with a connection to the A7). Additionally, there is a very good S-Bahn service from Hameln station to Hannover Central Station and in the direction of Bad Pyrmont to Paderborn Central Station with several transfer options.
All daily shopping opportunities, the town hall, the city center, and the weekly market are within easy walking distance, as are various schools, kindergartens, and public transportation.
The bathroom is modern, equipped with a window, a bathtub, and an Alibert mirrored cabinet.
All electrical outlets and light switches have been replaced. The window sills and radiators have been freshly painted.
Throughout the apartment, high-quality laminate flooring (in a wood-look) with a high abrasion class has been installed; the kitchen is practically equipped with tiles, making it easy to clean.
The beautiful, very large living room (with hardly any sloping ceilings) is very sunny and cozy (typical for an attic apartment). Here, you can feel very secure and at home.
Advantage of gas-fired individual heating:
You only pay for the heating costs you actually use, with no communal heating cost distribution as, for example, with an oil-fired system. You can individually adjust the heating system according to your preferences (i.e. heat later in the morning and in the evening).
The apartment also includes a spacious, dry basement with a window, which has been freshly painted.
The monthly ancillary costs are calculated per person and amount to €100 per person per month. The ancillary costs are settled annually.
Heating costs (gas) and electricity (lighting, etc.) are billed directly by the municipal utilities.
Parking spaces are available right in front of the door.
We are looking for a long-term tenant with a stable, fixed income for this charming, sunny non-smoking apartment and kindly request a meaningful application.
