This cozy semi-detached house is ideal for small families and couples who prefer a quiet, rural lifestyle without the need for a large house.

The living area is practical and pleasantly laid out. It offers a kitchen, a bathroom, a utility room, and three additional rooms. All rooms branch directly off the hallway, so there are no passing-through rooms. Both the largest room and the kitchen have direct access to the spacious terrace.

A particularly attractive feature is the southwest orientation: the living room and kitchen feature large windows overlooking the terrace, which makes the spaces feel bright and welcoming.

An extra bonus is the converted attic with approximately 15–20 m² of space. It is very well suited as a hobby room, guest room, or additional usable area. However, it is not considered living space and is therefore not included in either the total living area or the rent, partly due to its ceiling height of around 1.75 m.

The nearby railway line is well shielded by a noise barrier as well as by trees and bushes. Trains can occasionally be heard in the garden, but it is not overly loud.

In the town of Tostedt, approximately 10 km away, you will find all school types, shopping facilities, restaurants, hardware stores, and a train station with direct connections to Hamburg and Bremen.

Hamburg can be reached by car in about 50 minutes, and Bremen in roughly one hour.

• Heating: Gas heating (built in 2022)

• Kitchen: Fitted kitchen with a hob, oven, extractor hood, and dishwasher. A refrigerator is not installed, as everyone has different preferences.

• Bathroom: It is currently being completely renovated. The plan is for a modern and spacious shower bathroom with room for a washing machine.

• Floors: High-quality vinyl flooring will be installed in the living room, children’s room, bedroom, kitchen, and hallway, while the bathroom will be tiled. The utility room and attic will remain unchanged.

Path cleaning, winter service, and garden and hedge maintenance have so far been reliably handled by the tenants. Alternatively, it is possible to commission an external service provider. In this case, the associated costs would be passed on as operating costs.

The move-in date is planned with a generous buffer and should be feasible based on the current progress. However, due to the ongoing renovation, I cannot yet give a binding commitment.
