The house is spread over four levels that are openly interconnected.
At street level is the entrance. Next to the garage with carport, there is a spacious entrance hall with a marble floor, the master bedroom with a shower room/toilet and dressing room, two children’s rooms with a loft area for sleeping, as well as a guest bathroom with a whirlpool, toilet, and urinal. (This level has a gross area of approximately 12 x 10 m) including a roof terrace of about 16 m².
The attic above is paneled in wood and serves as a guest room (approx. 60 m²).
Beneath that is the middle floor (gross area approx. 13 x 13 m). It serves as the TV and dining area and features an open gallery connecting to the living room below. Additionally, there is a study with a southern garden view of approximately 13 m². Furthermore, this level comprises the kitchen (with garden access) as well as three utility rooms (laundry room, storage room, and heating room). In front of the dining area there is a loggia plus a storage room (with an infrared cabin).
Finally, at the bottom is the living room (approx. 12 x 8 m), with three large glazed sliding doors providing access to the terrace. The right front corner is set apart and serves externally as a covered outdoor seating area (approx. 14 m²).
In the wall between the outdoor seating area and the living room there is a shared indoor and outdoor fireplace.
On the east side of both the middle and lower floors, a large glass mosaic window is set in.
Below the terrace in front of the living room, there is an overgrown garden of just over 450 m² that has fallen into disuse.
The property is located in Schwickershausen, an inconspicuous village-like district of Bad Camberg with around 600 inhabitants. The house was built on the southern edge of the town and is situated at the end of a dead-end street. Although the country road running through town is a popular biker route in the summer, the noise of engines is not audible. Grocery stores, pharmacies, a school, and doctors can be found in Camberg, just about 5 km away by car. A local bus also serves Schwickershausen.
The rear of the house faces south-southwest. Beyond the fenced property lie only meadows, which border the Dombach at approximately 150 m. Also to the south of the house, a small idyllic church with its cemetery is visible. Kickelsberg has been built up since the late 1970s. In the meantime, many of the original homeowners have passed away or moved away, and the properties have new owners. The buyer of the house next door on the left has been in the process of refurbishing his property for about three years. The neighbor on the right is currently enlarging his house with an extension and, due to a lack of parking space at the turning area, is installing a carport on his property.
The builder of our house was an eye doctor from Bad Camberg who had taken on the simultaneous construction of various buildings in Bad Camberg and went bankrupt in 2003. Since the appraiser appointed during the foreclosure was not granted access to the house, he could only assess it from the outside and based on the building records. All dimensions given in this sales advertisement are based solely on that appraisal and have not been independently measured. They were estimated with the help of the floor plans also attached here.
After we (a married couple living together) acquired the house at auction in the fall of 2003, the interior underwent a comprehensive renovation. The carpet floors on the ground floor (in part), the middle floor, and the lower floor were replaced with tiled floors. The cork wallpapers were removed and the walls were replastered to a high standard; they remain in pristine condition today (we are non-smokers). After our move-in in the spring of 2004, the exterior of the house was replastered. Since the garage is a bit tight for modern vehicles, we subsequently had a carport built in front of it. To ensure that the rear of the vehicle does not extend onto the sidewalk, we had a second roll-up door installed inside the garage so that the vehicle’s front can remain within the garage.
In 2012, we had the two bathrooms on the ground floor and the toilet in the TV area renovated. At the same time, the indoor fireplace was fitted with a fireplace cassette.
Around 2015, the kitchen was newly outfitted, with some of the electrical appliances having since been replaced. In 2017, the roof underwent an energy-related refurbishment and the exterior cladding of the attic was completely redone. The old asbestos-containing synthetic slate shingles were disposed of, the wooden substructure as well as the sealing of the roof and the stairwell were renewed, the exterior was clad with gray metal sheeting, and the roof was newly covered with impact-resistant light gray Tegalit tiles.
At the same time, a photovoltaic system and a solar panel were installed, and the heating system in the house was optimized for energy efficiency. In addition, there is a battery storage system with 7 kW.
At the beginning of 2021, all 12 interior doors (with the exception of the door in the attic) were replaced with new ones.
The heating system includes a 13,000-liter steel tank, which is embedded in the earth on the street side. As a precaution, this steel tank received a new inner lining with a leak indicator in 2025.
The water in Bad Camberg is very hard, which is why we had a water softening system installed years ago. This was replaced with a new one in January of this year.
