A graduated rental contract is agreed upon. In this contract, the cold rent increases after one year to €1,160, after two years to €1,230, after three years to €1,300. Thereafter, there will be no further increments.

The minimum rental period is one year.

I took over the multi-family house, which comprises a total of twelve rental units, on April 1, 2024. From the outside, the building still looks like a classic GDR-era structure – not very attractive. However, I am gradually renovating or refurbishing the building extensively. Not everything can be done at once, but bit by bit.

The offered apartment for rent is in a well-maintained condition. The bathroom was completely refurbished only in 2024. New flooring was installed in the rooms on the 2nd floor in 2024 and again in 2026.

When you enter the apartment door, you step into a separate entrance on the left leading to the attic, where the very spacious, bright sleeping area with further possibilities for use (e.g., work nook, wardrobe area) is located. The two roof windows will be replaced in the coming months.

On the 2nd floor, directly behind the entrance is another bedroom. Beyond that, you gain access to the equally spacious living room, which has a kitchen that is separated in an open style. A fitted kitchen is not currently available. If you are interested, I, as the landlord, can arrange for the short-term installation of a new fitted kitchen and agree on a moderate rent increase. Also stemming from the living room is a generous terrace.

Also off the hallway, at the very back, is the large bathroom.

All rooms have windows.
