The building is in a quiet residential area, so no traffic noise is disturbing. Thanks to the three large fir trees directly opposite and the many gardens in the surrounding area, one hears birdsong but not city or street noise.
The apartment was used from 2018 as a rental property for temporary use (6+ months). During that time, a new fitted kitchen was installed and the apartment was completely furnished. The furniture is included in the offer, but not necessarily the devices shown in some of the pictures, such as the TV, radio, table lighting, etc. Some of the images come from rental advertisements. The window front, electrical system, laminate flooring, and overall condition are excellent; after a room fire (around 2016), nearly everything had to be completely renovated (including a new fuse box and wiring). The parking space carries a special usage right, meaning that it is not separable as individual property from the apartment.
The overall condition is so good that the apartment can be immediately rented out furnished or used for personal purposes. The rent for 2025 and 2026, including the parking space, holiday apartment equipment, utilities, and internet connection, was 890 euros per month.
